Includendo i redditi da locazione persi a causa delle vendite, l'aumento \u00e8 stato di circa 9%, ha dichiarato il CEO Ren\u00e9 Zahnd alla conferenza degli analisti. A ci\u00f2 hanno contribuito in modo significativo i proventi derivanti dalle nuove locazioni, in particolare il nuovo edificio per uffici di M\u00fcllerstrasse e l'edificio per uffici \"Fifty-One\" acquisito nel 2023, il nuovo edificio per uffici Alto a Ginevra-Lancy e il Campus St\u00fccki a Basilea con quattro edifici di ampliamento. La crescita su base omogenea \u00e8 stata pari a 3,3%. Il tasso di posti vacanti alla fine del 2024 era di 3,8%, 0,2 punti percentuali in meno rispetto all'anno precedente.<\/p>\n<p>La crescita del patrimonio immobiliare, che ha raggiunto i 26,4 miliardi di franchi, \u00e8 stata interamente attribuita alla divisione Asset Management, che ha aumentato i propri asset in gestione di 4,9 miliardi di franchi grazie all'acquisizione di Fundamenta. Per contro, il portafoglio immobiliare della societ\u00e0 \u00e8 rimasto costante a 13,1 miliardi di franchi svizzeri, anche se nel corso dell'anno SPS si \u00e8 trattenuta quasi completamente come acquirente, vendendo immobili per un valore di mercato di 345 milioni di franchi svizzeri e acquistando ulteriori immobili solo nell'ambito di un unico consolidamento. Le rivalutazioni positive di 113,7 milioni di franchi (anno precedente: -250,5 milioni di franchi) hanno avuto un impatto particolarmente favorevole. Il tasso di sconto medio applicato \u00e8 rimasto invariato, il che significa che la variazione \u00e8 dovuta esclusivamente a miglioramenti operativi, secondo SPS. Secondo le informazioni fornite, la vendita di un totale di 23 immobili nella seconda met\u00e0 dell'anno ha generato un profitto medio di 3% superiore all'ultimo valore stimato.<\/p>\n<h3>L'FFO aumenta del 4,2%<\/h3>\n<p>L'utile operativo consolidato prima degli ammortamenti (EBITDA) \u00e8 aumentato da 389,7 a 415,1 milioni di franchi svizzeri. In particolare, la vendita di Wincasa nell'anno precedente non \u00e8 inclusa nel dato comparativo. L'attuale risultato operativo comprende una perdita di 6,9 milioni di franchi (anno precedente: +1,5%) derivante dall'attivit\u00e0 di vendita al dettaglio dei grandi magazzini Jelmoli, che sta per essere chiusa. SPS spiega la perdita principalmente con le campagne di sconto.<\/p>\n<p>I risultati operativi della societ\u00e0 immobiliare hanno superato le previsioni. Il risultato di cassa (FFO I) \u00e8 aumentato del 4,2%, raggiungendo i 4,22 franchi per azione. Era stato previsto un aumento fino a 4,20 franchi. Il dividendo proposto aumenter\u00e0 a 3,45 franchi per azione.<\/p>\n<h3>Un altro sguardo alle opportunit\u00e0 di acquisto<\/h3>\n<p>SPS \u00e8 ottimista sulle prospettive per il 2025: anche se gli utili del portafoglio di propriet\u00e0 saranno influenzati dalla perdita dell'affitto di Jelmoli, pari a circa 20 milioni di franchi svizzeri netti su base EBITDA, gli aumenti degli affitti e le nuove propriet\u00e0 affittate \"attenueranno in modo significativo\" questo effetto. Inoltre, Swiss Prime Site vede maggiori opportunit\u00e0 di acquisizione grazie alla migliore situazione di mercato. Le opportunit\u00e0 sono sempre pi\u00f9 al vaglio. Ciononostante, SPS si \u00e8 nuovamente prefissata l'obiettivo di \"razionalizzare il portafoglio\" per l'anno in corso. Nel segmento dell'Asset Management, l'AuM \u00e8 destinato a salire a 14 miliardi di franchi.<\/p>\n<h3>Aspettative di FFO leggermente inferiori<\/h3>\n<p>Tuttavia, SPS ha abbassato le previsioni per l'FFO I per azione a 4,10-4,15 franchi, a causa della chiusura di Jelmoli.
