Alla fine dell'anno l'offerta ammontava a 995.500 mq. Dalla fine del 2019 - quando il problema del lavoro da casa non era ancora virulento - il rapporto medio di offerta nei primi 5 mercati \u00e8 passato da 4,1 a 5,0 %. Nel confronto internazionale, tuttavia, l'aumento non appare drammatico: Nei 24 mercati europei pi\u00f9 importanti, il tasso medio di posti vacanti \u00e8 aumentato molto pi\u00f9 nettamente nello stesso periodo, passando da 5,2 a 8,5 %.<\/p>\n<h3>\"Abbiamo toccato il fondo\"<\/h3>\n<p>Anche rispetto agli 1,16 milioni di mq di nuovi uffici creati dal 2020, l'aumento dell'offerta di 231.000 mq misurato nello stesso periodo \u00e8 moderato. L'attivit\u00e0 di costruzione ha raggiunto un picco nel 2020 con circa 343.000 mq di nuovi uffici, per poi calare costantemente fino a 57.000 mq nel 2024. \"Il punto di minimo \u00e8 stato superato e i volumi torneranno a crescere annualmente tra il 2025 e il 2027\", afferma Daniel Stocker, ricercatore di JLL.<\/p>\n<h3>La crescita pi\u00f9 forte a Ginevra<\/h3>\n<p>Le differenze tra le varie regioni del mercato sono comunque notevoli. Rispetto allo stock attuale, Ginevra ha registrato la crescita maggiore tra il 2019 e il 2024 (\u00d8 2,0 % dello stock), con un'espansione della superficie destinata ad essere ancora pi\u00f9 forte fino al 2027 (\u00d8 2,3 % dello stock). A Berna, l'attivit\u00e0 edilizia sta aumentando in modo significativo rispetto al passato, ma la crescita futura sar\u00e0 solo leggermente superiore alla media svizzera, con una media di 1,1 % all'anno. Al contrario, a Zurigo e Basilea si creeranno in media 71 % e 58 % in meno di nuovi spazi per uffici entro il 2027 - rispetto al periodo dal 2019 al 2024. Lo stock di uffici crescer\u00e0 in media di 1,0 % all'anno entro il 2027, ovvero 26 % in meno rispetto al recente passato.<\/p>\n<p>JLL descrive la domanda di spazi come \"complessivamente intatta\". Tuttavia, trovare affittuari per gli spazi vuoti negli edifici pi\u00f9 vecchi senza una stazione ferroviaria raggiungibile a piedi rimane una sfida. Gli spazi per uffici moderni, utilizzabili in modo flessibile e, nella migliore delle ipotesi, conformi alla sostenibilit\u00e0, con buoni collegamenti, vengono assorbiti dal mercato con una certa rapidit\u00e0. Ci\u00f2 si riflette non da ultimo nella limitata offerta in questi luoghi.<\/p>\n<h3>Quasi 10 offerte di lavoro % nel centro di Basilea<\/h3>\n<p>Nel quartiere Kreis 1 di Zurigo sono disponibili 3,0 % di spazi per uffici, nel CBD di Losanna 1,5 % e nel centro di Berna solo 0,4 %. Anche nelle citt\u00e0 di Lucerna (1,3 %), Zugo (1,7 %), Friburgo (2,0 %) e Lugano (2,1 %) la disponibilit\u00e0 di spazi per uffici \u00e8 scarsa. Il tasso di posti vacanti nel CBD di Ginevra \u00e8 pi\u00f9 alto, pari a 3,9 %.
