I proventi totali sono aumentati drasticamente da 0,2 milioni di franchi a 24,2 milioni di franchi. Ci\u00f2 \u00e8 dovuto a un risultato di valutazione positivo di circa 4 milioni di franchi, che non \u00e8 stato realizzato, dopo che il portafoglio era stato svalutato di 22,0 milioni di franchi nell'anno precedente. Nel risultato sono incluse anche le plusvalenze realizzate, pari a 0,4 milioni di franchi, derivanti dalla vendita dell'immobile di Talbodenstrasse 15 a Schliern bei K\u00f6niz. Secondo Helvetia, il rendimento del capitale investito \u00e8 pari a 3,01 %.<\/p>\n<p>Gli immobili in portafoglio, prevalentemente residenziali, hanno generato un reddito da locazione di 42,6 milioni di franchi (anno precedente: 36,9 milioni di franchi). Il tasso di perdita degli affitti \u00e8 stato di 2,06 % (anno precedente: 2,48%).<\/p>\n<h3>Rendimento di distribuzione di circa 2,5%<\/h3>\n<p>La distribuzione di 2,75 franchi dello scorso anno \u00e8 stata nuovamente raggiunta nonostante i maggiori costi di finanziamento. Sulla base del prezzo dell'azione alla data di riferimento, il rendimento della distribuzione \u00e8 stato di 2,49 %. La performance di 9,14 % \u00e8 stata inferiore al benchmark di settore di 15,32 %.<\/p>\n<p>Il fondo intende effettuare ulteriori acquisti nell'esercizio 2024\/25. A tal fine, prevede un aumento di capitale nella prima met\u00e0 dell'anno. \"I proventi dell'emissione potranno essere utilizzati per acquisire un portafoglio di immobili residenziali ampiamente diversificato, di elevata ubicazione e qualit\u00e0 immobiliare, dal portafoglio di Helvetia Insurance\", scrive la societ\u00e0 di gestione del fondo.
