Tale rendimento \u00e8 composto da un rendimento da flusso di cassa stabile di 3,2 % e da un rendimento da variazione di valore di 1,1 %. Sulla base del valore patrimoniale netto, si ottiene un rendimento da distribuzione di 3,1 %. Nell'esercizio 2023\/2024 i proventi da locazione sono stati pari a 147,26 milioni di franchi svizzeri. I ricavi realizzati sono stati pari a 110,6 milioni di franchi svizzeri e i ricavi totali a 150,6 milioni di franchi svizzeri. Axa non riporta nel conto economico i dati comparativi dei tre fondi precedenti nel loro complesso.<\/p>\n<p>La fusione dei veicoli Axa Vorsorge Fonds Immobilien Schweiz, Axa Immovation Residential e Axa Immovation Commercial ha dato vita al pi\u00f9 grande fondo immobiliare basato sul NAV per fondi pensione in Svizzera, con un valore di portafoglio di 4,9 miliardi di franchi svizzeri. Nello scorso esercizio finanziario, il fondo ha acquisito un immobile a Neuch\u00e2tel (NE) (Faubourg du Lac 33\/35\/Ruelle du Fornel 2\/Faubourg de l'H\u00f4pital 54+56) e Casinoplatz 8 a Berna da Axa Versicherungen AG. Sono stati acquisiti anche Brown Boveri Strasse 12 a Baden, Rue de Saint-Jean 21-29\/Avenue de Tilleuls a Ginevra e la propriet\u00e0 di Bleicheplatz 1-7 a Sciaffusa.<\/p>\n<h3>Venduto un immobile commerciale di sei piani<\/h3>\n<p>Il fondo si \u00e8 separato dall'immobile ad uso commerciale di Schauplatzgasse 33 a Berna. La gestione del fondo giustifica questa scelta con l'attuale utilizzo come spazio commerciale su sei piani e con l'investimento necessario per la futura conversione a uso multi-tenant. Tuttavia, il prezzo di vendita di 34,50 milioni di franchi svizzeri \u00e8 stato notevolmente superiore all'ultima valutazione di 25,85 milioni di franchi svizzeri.
