L'aumento del tasso d'interesse ipotecario di riferimento ha contribuito al risultato per 1,78 milioni di franchi svizzeri, il flusso di cassa aggiuntivo derivante dalla riduzione degli sfitti per 0,69 milioni di franchi svizzeri e il trasferimento dell'immobile di Rue de la Paix 1 a Gland (VD) per 0,35 milioni di franchi svizzeri. Inoltre, sono stati capitalizzati 2,65 milioni di franchi per gli interessi di costruzione di due immobili trasferiti a Horgen (ZH).<\/p>\n<p>Il fondo \u00e8 riuscito a ridurre le spese totali di 8,4% a 27,56 milioni di CHF. Grazie all'andamento positivo delle voci di costo, il margine EBIT \u00e8 migliorato da 63,99 a 69,73%. L'utile netto \u00e8 aumentato di 12,6% a circa 21 milioni di franchi, mentre l'utile realizzato \u00e8 passato da 18,6 a 21,1 milioni di franchi. Le rivalutazioni di 10,7 milioni di franchi svizzeri (anno precedente: 2,4 milioni di franchi svizzeri) - principalmente a seguito del trasferimento delle propriet\u00e0 di Horgen - hanno fatto s\u00ec che il reddito totale aumentasse significativamente da 21,1 a 31,8 milioni di franchi svizzeri.<\/p>\n<h3>Valore del portafoglio stabile nonostante tre vendite<\/h3>\n<p>Nel primo semestre dell'anno non sono stati effettuati acquisti. Il fondo ha venduto gli immobili Promenade des Champs-Fr\u00e9chet 20 e 24 a Meyrin (GE) e Avenue Jean-Marie-Musy 5 a Friburgo per 19,64 milioni di franchi. La plusvalenza sul valore contabile \u00e8 stata di 0,13 milioni di franchi.
