L'aumento del reddito da locazione target su base annua \u00e8 significativamente pi\u00f9 alto, con un pi\u00f9 39% rispetto all'anno precedente, a 16,3 milioni, in quanto il portafoglio residenziale recentemente acquisito a Kaiserslautern, con 895 appartamenti e dodici unit\u00e0 commerciali, \u00e8 stato consolidato solo da dicembre 2016. Secondo Peach Propery, questo nuovo portafoglio genera da solo un reddito annuo da locazione di circa 4,4 milioni.<\/p>\n<p>I fondi raccolti dal <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/regensdorf-peach-property-verkauft-gretag-areal-an-turidomus\/\">Vendita del sito Gretag a Regensdorf<\/a> e la propriet\u00e0 commerciale Erkrath Retail in Germania, Peach Property ha utilizzato i proventi per acquisire, tra l'altro, un totale di quattro portafogli residenziali in Germania. Il portafoglio \u00e8 stato cos\u00ec ampliato di ben 1.600 appartamenti, per un totale attuale di circa 3.150 unit\u00e0. Si tratta di un numero pi\u00f9 che doppio rispetto alla fine del 2015 (1.522 appartamenti). Lo spazio affittabile totale del portafoglio \u00e8 aumentato a poco meno di 250.000 mq nel 2016 (anno precedente: 164.000 mq). Il valore di mercato del portafoglio esistente \u00e8 aumentato a circa 225 milioni di franchi svizzeri nel 2016, dopo i 219 milioni di franchi svizzeri della fine del 2015.<\/p>\n<h2>Portafoglio da ampliare<\/h2>\n<p>Per l'esercizio finanziario in corso, Peach Property intende continuare a concentrarsi sull'espansione del proprio portafoglio con immobili residenziali nelle citt\u00e0 tedesche di serie B. Inoltre, l'attenzione si concentrer\u00e0 sull'ottimizzazione e sull'aumento del valore degli investimenti immobiliari esistenti. Alla fine del 2016, gli immobili esistenti rappresentavano circa il 75% del portafoglio totale. A breve e medio termine, Peach Property punta ad avere un portafoglio di circa 5.000 appartamenti.<\/p>\n<p>All'inizio del 2018, si prevede che <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/baustart-fuer-wollerau-park\/\">il progetto di sviluppo \"Wollerau Park\", attualmente in fase di costruzione <\/a>e la percentuale di progetti di sviluppo diminuir\u00e0 di nuovo in modo significativo.
