Un ulteriore 1,86% rientra nella categoria \"crescita organica\", favorita da un contesto di aumento degli affitti residenziali.<\/p>\n<p>Le attivit\u00e0 totali del portafoglio sono aumentate del 14,9% a 1,7 miliardi di franchi. Ci\u00f2 \u00e8 dovuto principalmente all'acquisizione di due nuovi immobili residenziali per un totale di 160 milioni di franchi svizzeri. Il fondo era alla ricerca di nuove acquisizioni da diversi mesi per beneficiare del calo dei prezzi sul mercato degli immobili residenziali nella Svizzera francese, scrive la direzione del fondo in un comunicato stampa. La pi\u00f9 grande delle due acquisizioni \u00e8 stata conclusa al di fuori del mercato <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/ib\/2024-05-14\/s61-zukaeufe-in-nyon-und-yverdon-les-bains-fuer-160-millionen\/\" target=\"_blank\" rel=\"noopener\">(IB aveva riportato dettagli esclusivi su questo)<\/a>.<\/p>\n<h3>Il portafoglio cresce organicamente del 3,1%<\/h3>\n<p>Escludendo le acquisizioni, il valore di mercato del portafoglio \u00e8 aumentato di ben 3,1% nell'esercizio finanziario. \"Questo aumento riflette i continui investimenti nella ristrutturazione e nella densificazione del portafoglio, ma anche la qualit\u00e0 degli immobili e delle location\".<\/p>\n<p>Il tasso di perdita degli affitti \u00e8 sceso da 1,39% a 1,13%, il livello pi\u00f9 basso dal 2016. Anche il completamento degli immobili di Avenue Sainte-Luce 9 e Avenue Victor-Ruffy 75 a Losanna (VD) ha contribuito alla crescita dei redditi da locazione.<\/p>\n<h3>Utile netto superiore dell'11% - Utile totale significativamente inferiore<\/h3>\n<p>Poich\u00e9 i costi di finanziamento sono aumentati a un ritmo simile a quello degli affitti, il margine EBIT del fondo \u00e8 rimasto stabile a 68,601 milioni di franchi svizzeri rispetto ai 69,001 milioni di franchi svizzeri dell'esercizio 2022\/23. L'utile netto del fondo \u00e8 aumentato di 10,731 milioni di TTP, raggiungendo i 31,0 milioni di CHF. Il dividendo di Solvalor 61 sar\u00e0 aumentato da 5,30 a 5,35 franchi per azione.<\/p>\n<p>Tuttavia, il reddito totale del fondo si \u00e8 pi\u00f9 che dimezzato, passando da 98,4 a 35,8 milioni di franchi svizzeri.
