Per esempio, la questione della valutazione, come abbiamo visto un anno fa quando si \u00e8 tenuto un \"dibattito immobiliare\" su questo tema. Il complesso della \"valutazione\" era predestinato a una nuova edizione e il fatto che sia stato intellettualmente stimolante \u00e8 dovuto all'ottimo panel con John Davidson come moderatore. Tra l'altro, \u00e8 stato anche piuttosto divertente. Ci\u00f2 \u00e8 dovuto non da ultimo all'oratore di chiusura Andreas Loepfe e alle sue tesi scattanti. Egli ha dipinto la pratica della valutazione come un giocattolo di poteri superiori, come una vittima di \"narrazioni\", con le quali Loepfe stesso ha presentato una narrazione di successo. La sua visione del fenomeno della \"valutazione\" \u00e8 stata solo una prospettiva tra le tante che la serata ha offerto. Le tre prospettive erano ugualmente affascinanti e giustificate, anche se non avrebbero potuto essere pi\u00f9 diverse.<\/p>\n<p><iframe loading=\"lazy\" title=\"Evento commerciale immobiliare 100\u00b0 Talk immobiliare 24.09.2024\" src=\"https:\/\/player.vimeo.com\/video\/1012864240?h=698cc5ff38&amp;dnt=1&amp;app_id=122963\" width=\"768\" height=\"432\" frameborder=\"0\" allow=\"autoplay; fullscreen; picture-in-picture; clipboard-write\"><\/iframe><\/p>\n<p>&nbsp;<\/p>\n<h3>Il puro \"mark to model\": un mito<\/h3>\n<p>Da un lato, c'era la prospettiva dell'obiettivit\u00e0, assunta dalla persona pi\u00f9 vicina all'argomento: il valutatore stesso. \u00c8 stato ancora una volta Daniel Macht, Head Valuation &amp; Advisory di JLL Svizzera, a rappresentare la corporazione sul podio. Ancora una volta ha dovuto difenderli dall'accusa che le valutazioni sono semplicemente troppo alte. Ma i rendimenti dei condomini e degli uffici di Zurigo e Ginevra, che sono effettivamente i pi\u00f9 bassi d'Europa, appaiono sotto una luce diversa rispetto agli investimenti privi di rischio. Come ha dimostrato Macht, i premi per il rischio di Ginevra e Zurigo sono tra i pi\u00f9 alti in confronto, e per gli immobili residenziali sono addirittura i pi\u00f9 alti. La sua conclusione \u00e8 che la Svizzera \u00e8 valutata in modo appropriato. Macht considera un \"mito\" il fatto che la prassi di valutazione in questo Paese segua troppo da vicino l'approccio \"mark to model\", ovvero sia troppo lontana dal mercato. \u00c8 vero che le valutazioni in Svizzera sono generalmente basate su modelli, ma secondo Macht questo non significa che non siano inclusi anche i dati concreti, dai costi operativi agli affitti di mercato, fino ai rendimenti di acquisto di transazioni comparabili. I parametri di input non osservabili giocano un ruolo importante solo se non esiste un'attivit\u00e0 di mercato osservabile. La situazione \u00e8 cambiata notevolmente dall'ultima \"chiacchierata immobiliare\" su questo tema. Il mercato degli investimenti si \u00e8 ripreso e molti operatori hanno di nuovo voglia di investire. Come ci ha assicurato Macht, sono disponibili dati relativi a transazioni reali. Il valutatore ha dimostrato che le valutazioni sono sistematiche e non soggette ad arbitrariet\u00e0, esaminando le diverse tipologie di immobili. In base a ci\u00f2, non \u00e8 vero che i valori si sono sviluppati nello stesso modo per l'intero mercato dalla met\u00e0 del 2022. Mentre gli edifici per uffici di prim'ordine, ad esempio, sono aumentati di valore da allora, le case che necessitano di manutenzione, ad esempio, sono andate nella direzione opposta. La prospettiva del responsabile dell'Asset Management immobiliare della Z\u00fcrcher Kantonalbank potrebbe essere descritta come pragmatica; dopo tutto, la questione del significato \u00e8 pi\u00f9 sullo sfondo per l'investitore. Il fattore decisivo per L\u00fcthi \u00e8 che il valore di mercato \u00e8 necessario, \u00e8 un'istantanea preziosa. Senza una valutazione, non si pu\u00f2 calcolare il NAV e non si pu\u00f2 ottenere un premio - tutte cose necessarie. Per L\u00fcthi, tuttavia, il fair value non \u00e8 un valore che ha senso da solo. Invece del valore in s\u00e9, c'\u00e8 solo il valore per qualcuno, e questo valore ha un aspetto diverso per ogni investitore. Per una persona un centro commerciale abbandonato pu\u00f2 essere privo di valore, ma non per un'altra che sa come rivitalizzare tali immobili. Valore equo e valore d'investimento: \u00e8 un punto talmente importante che va ripetuto. Tra gli aspetti che influenzano i valori, questa volta L\u00fcthis ha citato anche la forma del rispettivo veicolo. Il valore di uno stesso sottostante pu\u00f2 assumere un andamento significativamente diverso nel corso degli anni, a seconda che sia confezionato come \"societ\u00e0 immobiliare\" o come \"fondazione d'investimento\". Il punto di partenza della sua argomentazione: il settore privato sta attualmente facendo girare una grande ruota sul mercato. Per inciso, si tratta di un'osservazione che Macht aveva gi\u00e0 fatto e che \u00e8 stato in grado di dimostrare in modo impressionante con i dati del suo datore di lavoro JLL (anche se la definizione di \"privati facoltosi\" non corrispondeva del tutto in termini di volume di investimenti). Loepfe ha interpretato la fame di investimenti immobiliari diretti dei privati facoltosi come una reazione ai bassi rendimenti offerti dagli investitori istituzionali. Ci\u00f2 \u00e8 a sua volta dovuto a un certo istinto di branco, innescato e forse anche controllato da potenti narrazioni - ed \u00e8 qui che entrano in gioco i valutatori. Loepfe ritiene che i valutatori di successo anticipino le narrazioni dei loro clienti istituzionali. Sono quindi coinvolti in un ciclo di riproduzione reciproca con loro, per cos\u00ec dire. Questo circolo comprende in ultima analisi anche il mercato, che esamina le valutazioni in modo che, secondo Loepfe, \"le valutazioni riproducano i loro valori\". Loepfe ha descritto le questioni normative come l'ESG, la cui stella sembra essere in declino negli Stati Uniti, cos\u00ec come l'idea del \"porto sicuro\" e il mantra delle sedi centrali, come narrazioni che guidano i prezzi. Potreste trovare eretico il punto di vista di Loepfe, ma di certo la sua \u00e8 una visione piuttosto elevata. Gli standard di valutazione come gli IFRS sono forse un po' troppo sofisticati perch\u00e9 i valutatori possano essere considerati dei volenterosi esecutori. E un investitore come L\u00fcthi d\u00e0 certamente l'impressione non solo di essere in balia delle narrazioni e delle questioni normative, ma anche di giocarci e di registrare con precisione le opportunit\u00e0 che si presentano fuori dai sentieri battuti. Ma \u00e8 stimolante quando le presunte certezze vengono messe in discussione con argomenti validi, e la semplificazione \u00e8 talvolta consentita. L'offerta dei valutatori SVIT \u00e8 stata un bel gesto, che dimostra l'importanza che il format riveste oggi nel settore. C'erano torte, una lotteria e, naturalmente, parole di saluto, ma soprattutto l'evento ha dimostrato da solo il motivo del suo successo: sono sempre i contenuti ad essere al centro
