Il tasso di sfitto \u00e8 sceso da circa 3 a 2,2 % al 30 giugno 2024. Anche le spese sono aumentate, passando da 25,1 a 27,4 milioni di franchi svizzeri, soprattutto a causa dei maggiori costi di finanziamento (5,6 milioni di franchi svizzeri dopo 2,9 milioni di franchi svizzeri). I proventi netti dei fondi, pari a 25,6 milioni di franchi svizzeri, sono quindi leggermente inferiori a quelli dell'anno precedente (26,2 milioni di franchi svizzeri) e corrispondono a proventi realizzati a causa dell'assenza di guadagni o perdite di vendita. Il risultato della valutazione, che questa volta \u00e8 stato positivo per 2,7 milioni di franchi, ha fatto una grande differenza rispetto all'anno precedente, mentre nell'anno precedente aveva assorbito quasi tutto il reddito realizzato, pari a -25,2 milioni di franchi. Nel confronto annuale, la linea di fondo \u00e8 aumentata da circa 1 milione di franchi a 28,3 milioni di franchi.<\/p>\n<h3>Permesso di costruire per la propriet\u00e0 del fondo pi\u00f9 grande<\/h3>\n<p>Come negli anni precedenti, la distribuzione ammonta a 2,75 franchi per unit\u00e0, il che significa che il rendimento della distribuzione basato sul prezzo dell'azione \u00e8 di 2,37 franchi %. Il valore di mercato di tutti gli immobili al 30 giugno 2024 era di 1,4 miliardi di franchi, con un aumento di 1,99 franchi % rispetto all'anno precedente. Un ruolo fondamentale \u00e8 stato svolto dagli immobili di sviluppo, soprattutto dal progetto \"Glatt-\/Grosswiesenstrasse\". La relativa licenza edilizia, legalmente valida, \u00e8 stata ottenuta nel gennaio 2024. Con un valore di 81,7 milioni di franchi svizzeri, \u00e8 la propriet\u00e0 pi\u00f9 grande del fondo. Il prezzo d'acquisto concordato al momento della transazione a termine era di circa 51 milioni di franchi svizzeri; un obbligo di earn-out nei confronti dello sviluppatore \u00e8 previsto con il contratto di locazione dell'edificio. Un progetto che coinvolge Pool Architekten e l'appaltatore totale HRS Real Estate \u00e8 emerso da una gara per ottimizzare lo sviluppo delle riserve di utilizzo. Con un investimento complessivo di circa 100 milioni di franchi svizzeri, verr\u00e0 realizzato un nuovo edificio sostitutivo in cui l'attuale superficie abitativa potr\u00e0 essere pi\u00f9 che raddoppiata grazie alla ridensificazione. Il numero di appartamenti passer\u00e0 dai 152 attuali a 255. L'inizio dei lavori \u00e8 previsto per l'autunno 2024.<\/p>\n<p>Nell'esercizio 2023\/2024 non sono stati effettuati acquisti o vendite. Due piccole propriet\u00e0 nella Svizzera occidentale (\"Avenue des Oiseaux 2, 4\" a Losanna e \"Chemin des Murs Blancs 29, 31\" a La Tour-de-Peilz) sono state vendute dopo la data di bilancio. <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Il fondo pu\u00f2 crescere operativamente nell'esercizio 2023\/24 e beneficia anche delle rivalutazioni.
