Il margine EBIT ha raggiunto l'86,7 per cento (1\u00b0 semestre 2014: 73,3%).<\/p>\n<p>I ricavi da locazione sono aumentati del 2,1%, raggiungendo i nove milioni di franchi svizzeri. Secondo l'SFPI, l'aumento \u00e8 dovuto principalmente alla razionalizzazione e alle nuove aggiunte al portafoglio esistente. Le spese operative sono rimaste costanti rispetto all'anno precedente, attestandosi a 2,9 milioni di franchi svizzeri.<\/p>\n<p>Il valore patrimoniale netto (NAV) per azione era di 82,77 franchi svizzeri al 30 giugno di quest'anno (1\u00b0 semestre 2014: 81,29 franchi). Il NAV per azione prima delle imposte differite ammontava a 90,37 franchi svizzeri al 30 giugno 2015.<\/p>\n<p><strong>Concentrazione su Basilea e Zurigo<\/strong><\/p>\n<p>Con la vendita di tre immobili a Berna e di uno a Yverdon e la contemporanea acquisizione di quattro immobili a Basilea, la SFPI ha proseguito la sua strategia di concentrazione sui centri economici di Zurigo e Basilea. L'85,5% del valore totale del mercato si trova ora a Zurigo e Basilea, ha dichiarato l'SFPI. Il valore del portafoglio \u00e8 aumentato del sette per cento, raggiungendo i 439,2 milioni di franchi svizzeri (31 dicembre 2014: 410,4 milioni). Il tasso di posti vacanti alla data di riferimento \u00e8 sceso dal 9,35% del periodo precedente al 7,91% del 30 giugno 2015.<\/p>\n<p>SFPI ha in programma investimenti per 14,9 milioni di franchi svizzeri per la seconda met\u00e0 dell'anno e il progetto Witikonerstrasse 15 a Zurigo sar\u00e0 presto completato. Un obiettivo \u00e8 quello di ridurre ulteriormente i posti vacanti. Nella gestione delle locazioni, l'obiettivo \u00e8 concludere contratti di affitto per quasi mezzo milione di CHF. SFPI prevede inoltre di vendere altri appartamenti nel progetto Parco d'Oro.
