Con 19,0 milioni di franchi, i ricavi da locazione hanno superato il risultato dell'anno precedente di 16,0%. In termini operativi, ossia escludendo il risultato della rivalutazione, l'utile consolidato \u00e8 aumentato di 19,7% a 11,2 milioni di franchi. Tuttavia, la rivalutazione ha comportato una svalutazione del portafoglio di 0,41TP3k. Poich\u00e9 nello stesso periodo dell'anno precedente era stata effettuata una rivalutazione (di 0,3%), l'utile consolidato di 8,0 milioni di franchi svizzeri era ora inferiore di 24,3% rispetto all'anno precedente.<\/p>\n<p>A seguito dell'ultimo aumento di capitale, il rapporto prestito\/valore del portafoglio immobiliare \u00e8 sceso da 52,3 a 44,6%. Con 1,8%, il tasso di interesse medio ponderato per il capitale pagato nel primo semestre dell'anno \u00e8 stato pari a quello dell'intero 2023. Nel primo semestre del 2024 non sono state effettuate transazioni. Sono stati invece investiti 4,9 milioni di franchi svizzeri in riparazioni di immobili esistenti e in progetti di ristrutturazione e sviluppo. Di conseguenza, il valore del portafoglio immobiliare \u00e8 aumentato di 0,1% nonostante l'adeguamento della valutazione. Il valore \u00e8 di ben 1 miliardo di franchi svizzeri.<\/p>\n<h3>Progressi nello sviluppo del sito<\/h3>\n<p>I progetti di Warteck comprendono, in particolare, tre insediamenti a Allschwil (BL), Muttenz (BL) e Buchs (AG). Ad Allschwil, dove \u00e8 prevista una ristrutturazione completa dell'area e una ridensificazione del sito, il piano di quartiere sar\u00e0 presentato quest'anno al consiglio dei residenti per l'approvazione.
