La maggior parte delle propriet\u00e0 \u00e8 attribuibile al gruppo di investimento \"Immobili Svizzera\", che ha aumentato leggermente il valore di mercato del portafoglio da 1,33 miliardi di franchi a 1,35 miliardi di franchi. I redditi da locazione sono aumentati di 7% rispetto all'anno precedente, raggiungendo 49,1 milioni di franchi. Le 91 propriet\u00e0 esistenti hanno registrato un reddito da locazione target di 52,5 milioni di franchi. Un immobile residenziale acquisito ad Aigle (VD) nell'esercizio precedente e il progetto \"Ehden Parc\" completato a Bussigny (VD) hanno contribuito all'aumento dei redditi da locazione. Il tasso di sfitto si \u00e8 ridotto di 1,6 punti percentuali, passando al 3,3%.<\/p>\n<p>L'utile netto dell'esercizio \u00e8 sceso da 29,2 a 24,7 milioni di franchi. La societ\u00e0 attribuisce questo risultato a maggiori costi di interesse (+3,6 milioni di franchi) e a maggiori costi di manutenzione degli immobili (+1,8 milioni di franchi). La valutazione del portafoglio immobiliare da parte del perito indipendente ha comportato una minusvalenza non realizzata di 8,0 milioni di franchi svizzeri \"a causa di lievi aumenti dei tassi di sconto per le singole propriet\u00e0\". Poich\u00e9 la svalutazione dell'anno precedente era stata significativamente pi\u00f9 elevata (-19,5 milioni di franchi), il risultato complessivo \u00e8 migliorato da 16,5 a 20,6 milioni di franchi. Sulla base del dividendo proposto dal Consiglio di fondazione, il rendimento di distribuzione \u00e8 di 2,46%.<\/p>\n<h3>Patrimonio del gruppo d'investimento \"Progetti immobiliari sostenibili Svizzera\" per 96 milioni di euro<\/h3>\n<p>Il gruppo d'investimento \"Progetti immobiliari sostenibili Svizzera\", lanciato solo a met\u00e0 del 2022, detiene ancora due nuovi progetti di costruzione a Wil (SG) e a Effretikon (ZH). Una volta completati, si prevede che avranno un valore di investimento di circa 185 milioni di franchi svizzeri. Il progetto della Bahnhofstrasse a Wil \u00e8 attualmente in fase di realizzazione e, a quanto risulta, sta procedendo secondo i piani. Il completamento del progetto \u00e8 previsto per la fine di marzo 2026. Nell'edificio principale, 32 appartamenti sono gi\u00e0 stati affittati al centro per anziani Thurvita, mentre i contratti di locazione per la ristorazione e gli uffici nell'edificio principale sono stati conclusi in una fase iniziale. La commercializzazione dei restanti appartamenti inizier\u00e0 nella primavera del 2025. Per quanto riguarda il progetto Effretikon, \u00e8 stato firmato un contratto di affitto con un droghiere locale per circa 4% dello spazio futuro disponibile. La concessione edilizia per questo progetto \u00e8 prevista per la fine del 2024. L'inizio della costruzione \u00e8 previsto per l'inizio del 2025 e il completamento del progetto per la met\u00e0 del 2028.
