La performance totale del Fondo per il periodo di riferimento dal 1\u00b0 ottobre 2015 al 30 settembre 2016 \u00e8 stata del 16,13%.<\/p>\n<p>Il valore patrimoniale netto (NAV) al 30 settembre 2016 era di 113,52 franchi, circa l'otto per cento in pi\u00f9 rispetto all'anno precedente (104,92 franchi). Il margine dell'utile operativo (margine EBIT) \u00e8 stato del 74,47% e l'utile totale dell'esercizio \u00e8 stato di circa 11,9 milioni di CHF.<\/p>\n<p>Il reddito da locazione \u00e8 stato di 12,79 milioni di CHF. Il tasso di inadempienza degli affitti \u00e8 aumentato leggermente rispetto all'anno precedente, passando dal 9,7 al 10,81 per cento. Secondo Procimmo, le ragioni principali di questo aumento sono i tassi di sfitto pi\u00f9 elevati e gli sconti sugli affitti concessi per assicurarsi contratti di locazione a lungo termine, cos\u00ec come le propriet\u00e0 acquistate con sfitti.<\/p>\n<p>Il TER REF (GAV) \u00e8 sceso all'1,10 per cento (anno precedente: 1,17%).<\/p>\n<h2>Le attivit\u00e0 del fondo aumentano significativamente<\/h2>\n<p>Il patrimonio netto dei fondi di Procimmo Swiss Commercial II ammontava a 186 milioni di CHF al 30 settembre 2016, rispetto ai 76,4 milioni di CHF dell'anno precedente. Il patrimonio totale del fondo \u00e8 passato da 108,1 milioni nel 2015 agli attuali 255,3 milioni.<\/p>\n<p>L'aumento di capitale di giugno e luglio 2016 ha raccolto circa 61 milioni di franchi, che - secondo Procimmo - sono stati investiti \"senza soluzione di continuit\u00e0\" in ulteriori immobili.<\/p>\n<p>Al 30 settembre 2016, Procimmo Swiss Commercial Fund II aveva diciotto immobili, principalmente situati nella Svizzera tedesca.
