Al netto della rivalutazione e degli effetti speciali, l'utile netto consolidato \u00e8 aumentato leggermente dello 0,4%, raggiungendo i 18,1 milioni di franchi svizzeri. Per contro, il reddito da immobili \u00e8 cresciuto sensibilmente di 3,11 milioni di TTP, raggiungendo 33,8 milioni di franchi. Zug Estates attribuisce questo risultato alla diminuzione del tasso di sfitto. Nello stesso periodo dell'anno precedente sono stati eseguiti lavori di ristrutturazione di spazi commerciali nel viale Metalli di Zugo. A parit\u00e0 di perimetro, i ricavi da locazione sono aumentati del 2,1%.<\/p>\n<h3>Le aziende risparmiano sulle spese alberghiere e per gli eventi<\/h3>\n<p>Nel segmento \"Hotel &amp; Catering\", Zug Estates sta sperimentando una maggiore riluttanza da parte delle aziende a prenotare viaggi di lavoro ed eventi. I ricavi di questo segmento sono diminuiti di 5,5% a 7,7 milioni di CHF. Il margine operativo lordo (MOL) \u00e8 sceso da 42,3TP3T a 37,8%, il che \u00e8 attribuibile all'espansione dell'offerta di catering dello scorso anno, che ha un margine inferiore a quello dell'attivit\u00e0 alberghiera. Complessivamente, i ricavi operativi di Zug Estates sono aumentati di 1,2% a 43,4 milioni di CHF. Le spese operative, invece, sono aumentate solo leggermente, di 0,6% a 15,8 milioni di franchi.<\/p>\n<h3>Utile da rivalutazione di 11,5 milioni di franchi<\/h3>\n<p>Il valore di mercato del portafoglio \u00e8 aumentato di 14,9 milioni di franchi svizzeri, pari allo 0,8%, raggiungendo 1,84 miliardi di franchi svizzeri nel primo semestre dell'anno. Questo dato include una plusvalenza da rivalutazione di 11,5 milioni di franchi. Nello stesso periodo dell'anno precedente era stata rilevata una perdita di rivalutazione di 18,3 milioni di franchi. L'aumento non \u00e8 dovuto a un tasso di sconto pi\u00f9 elevato - che \u00e8 cambiato solo marginalmente da 2,91% a 2,90% - ma, secondo le informazioni fornite, alla situazione delle locazioni e all'aumento dei redditi da locazione. Zug Estates ha investito nel portafoglio 3,5 milioni di franchi svizzeri, rispetto ai 22,8 milioni di franchi svizzeri dell'anno precedente, in cui sono state acquisite ulteriori quote di compropriet\u00e0 della Metalli di Zugo.<\/p>\n<h3>Guida confermata<\/h3>\n<p>Per l'intero anno, Zug Estates prevede un aumento dei redditi da capitale e un miglioramento del risultato operativo del segmento immobiliare. Il tasso di sfitto alla fine del 2024 sar\u00e0 \"significativamente inferiore\" rispetto all'anno precedente. Nel segmento Hotel &amp; Catering, il reddito totale dovrebbe essere \"approssimativamente in linea con l'anno precedente\" a causa del calo della domanda da parte delle aziende pi\u00f9 grandi.
