Il tasso di sfitto, pari a 4,0%, era superiore a quello di fine 2023 (3,6%), ma leggermente inferiore a quello del primo trimestre (4,1%). Il portafoglio comprendeva 157 immobili di investimento. Erano inoltre presenti due siti e otto immobili di sviluppo.<\/p>\n<h3>Vendite significativamente superiori al valore contabile<\/h3>\n<p>La transazione pi\u00f9 importante del semestre \u00e8 stata l'acquisto dell'immobile commerciale nel \"Quartier des Banques\" di Ginevra per 58,0 milioni di franchi svizzeri. <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/regionen\/2024-07-02\/genf-psp-will-rothschild-zentrale-zum-hotel-umnutzen\/\" target=\"_blank\" rel=\"noopener\">(IB ha riferito)<\/a>. D'altro canto, sono stati venduti sei immobili d'investimento minori in localit\u00e0 secondarie per un totale di 82,5 milioni di franchi svizzeri. Il ricavato delle vendite ha superato la loro ultima valutazione di 11,3 milioni di franchi, pari al 16,1%. Come ha spiegato il CEO e CFO Giacomo Balzarini durante la conferenza stampa sui risultati annuali, gli acquirenti erano attori molto diversi tra loro, tra cui investitori privati e istituzionali. Tuttavia, il mercato delle offerte non \u00e8 stato affatto basso, con due o tre offerenti per propriet\u00e0.<\/p>\n<h3>Tasso di sconto invariato in media<\/h3>\n<p>Complessivamente, le rivalutazioni degli immobili hanno comportato una rivalutazione di 44,7 milioni di franchi svizzeri. Tuttavia, la maggior parte di questa (31,2 milioni di franchi) era gi\u00e0 stata riconosciuta nel 1\u00b0 trimestre. Il tasso di sconto medio ponderato per l'intero portafoglio \u00e8 rimasto invariato a 3,85% nonostante le fluttuazioni specifiche degli immobili.<\/p>\n<h3>Costi di finanziamento pi\u00f9 elevati<\/h3>\n<p>Il risultato operativo, ossia l'utile al netto delle plusvalenze\/minusvalenze sugli investimenti immobiliari, \u00e8 diminuito di 24,5% a 113,6 milioni di franchi. A titolo di spiegazione, PSP cita come effetto speciale lo storno delle imposte differite di 30,6 milioni di franchi, che aveva caratterizzato i dati comparativi dell'anno precedente. Tuttavia, le entrate immobiliari sono aumentate di 7,91 milioni di franchi, raggiungendo 176,2 milioni di franchi nel primo semestre del 2024. I minori ricavi dalla vendita di progetti di sviluppo e condomini per 9,7 milioni di franchi, i minori lavori propri capitalizzati per 1,7 milioni di franchi, l'aumento di 0,4 milioni di franchi delle spese operative e l'aumento di 8,5 milioni di franchi dei costi di finanziamento netti hanno avuto un effetto negativo. I costi di finanziamento sono rimasti relativamente bassi, con un costo del debito di 0,95% negli ultimi quattro trimestri (fine 2023: 0,72%).<\/p>\n<h3>Utile netto di 156 milioni<\/h3>\n<p>L'utile netto \u00e8 passato da 76,9 milioni di franchi a 156,3 milioni di franchi grazie alla suddetta rivalutazione. Nella prima met\u00e0 del 2023 era stata riconosciuta una svalutazione di 90,7 milioni di franchi. Con un rapporto di capitale proprio di 53,4%, la base di capitale proprio rimane praticamente invariata e solida.<\/p>\n<h3>Previsione confermata<\/h3>\n<p>Per l'intero anno, la societ\u00e0 conferma la previsione formulata nel primo trimestre di un EBITDA, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, pari a 300 milioni di franchi (2023: 297,7 milioni di franchi).
