Si tratta di un risultato quasi doppio rispetto a quello dell'anno precedente (1,2 milioni di franchi). Il risultato \u00e8 stato favorito da un risultato di valutazione di 4,3 milioni di franchi svizzeri, nettamente superiore a quello dello stesso periodo dell'anno precedente (0,8 milioni di franchi svizzeri). Secondo le informazioni fornite, ci\u00f2 \u00e8 dovuto non da ultimo ai progressi compiuti nei progetti di sviluppo. Ina Invest sottolinea positivamente il progetto \"Rocket &amp; Tigerli\" (Lokstadt) a Winterthur e il progetto \"Schaffhauserstrasse\" a Zurigo. Per contro, sono state effettuate rettifiche di valore negative per gli immobili a uso ufficio. Il valore di mercato del portafoglio immobiliare \u00e8 aumentato complessivamente di 10,5 milioni di franchi svizzeri, pari all'1,3%, raggiungendo gli 847 milioni di franchi svizzeri a seguito delle suddette variazioni del valore di mercato e degli investimenti.<\/p>\n<h3>Risultato operativo prima della riduzione della valutazione<\/h3>\n<p>Il risultato operativo (EBIT), inclusa la valutazione, \u00e8 aumentato di 63%, raggiungendo 6,9 milioni di franchi. Tuttavia, escludendo le variazioni del valore di mercato, il risultato operativo \u00e8 sceso da 3,4 a 2,6 milioni di franchi. Nonostante l'aumento del portafoglio immobiliare, le spese operative sono aumentate di poco, soprattutto a causa dei maggiori costi di finanziamento. I ricavi da locazione, pari a 7,6 milioni di franchi, sono stati pi\u00f9 o meno equivalenti a quelli dello stesso periodo dell'anno precedente (1\u00b0 semestre 2023: 7,9 milioni di franchi).<\/p>\n<h3>Affitti a Ginevra<\/h3>\n<p>L'edificio \"Elefant\" (Lokstadt) a Winterthur ha contribuito con un intero semestre di entrate da locazione. Nell'immobile \"Chemin des Olliquettes\" a Ginevra, tre piani su quattro sono stati affittati a lungo termine al Cantone di Ginevra. D'altra parte, ci sono propriet\u00e0 che si sono liberate a causa di una ristrutturazione imminente, come la \"Rue du Valais\" a Ginevra.<\/p>\n<h3>Referendum a favore di un grande progetto a Pratteln<\/h3>\n<p>Ina Invest segnala i progressi compiuti in numerosi progetti chiave, tra cui l'ottenimento della licenza edilizia per il casin\u00f2 nella \"Lokstadt-Hallen\" di Winterthur e per il progetto \"Rue du Valais\" a Ginevra, la cui costruzione pu\u00f2 iniziare un anno prima di quanto inizialmente previsto.
