Rispetto allo stesso trimestre dell'anno precedente, i canoni di mercato degli appartamenti di nuova costruzione sono aumentati di 6,7 % e quelli degli appartamenti pi\u00f9 vecchi di 5,3 %. Questo \u00e8 quanto emerge dalle analisi di Fahrl\u00e4nder Partner (FPRE).<\/p>\n<h3>Crescita del 5% a Basilea<\/h3>\n<p>Gli affitti di mercato sono aumentati in quasi tutte le regioni rispetto al trimestre precedente. Gli aumenti di prezzo pi\u00f9 significativi per gli immobili pi\u00f9 vecchi si registrano nella regione di Basilea (+5,0%), nella regione alpina (+3,5%), nel Giura e nella Svizzera orientale (entrambi +2,4%). Solo la regione della Svizzera meridionale ha registrato un leggero calo degli affitti di mercato (-1,2 %).<\/p>\n<p>Il FPRE prevede un aumento \"generalizzato\" degli affitti nel 2024. Da un lato, \u00e8 probabile che l'immigrazione rimanga elevata nel 2024. D'altro canto, non si prevede una ripresa dell'attivit\u00e0 edilizia, il che significa che non saranno costruiti abbastanza appartamenti per soddisfare la domanda.<\/p>\n<h3>Ufficio: calo trimestrale a Zurigo e nella Svizzera meridionale<\/h3>\n<p>I canoni di locazione dei nuovi uffici in Svizzera sono leggermente diminuiti rispetto al trimestre precedente (-0,7%), ma sono ancora in aumento rispetto allo stesso trimestre dell'anno precedente (+4,2%). Ci sono differenze regionali: rispetto al trimestre precedente, le regioni del Lago di Ginevra (+3,6%), dell'Altopiano centrale (+1,6%) e di Basilea (+0,8%) hanno registrato aumenti, mentre nella Svizzera meridionale (-5,0%), a Zurigo (-3,0%) e<br \/>\nNella Svizzera orientale (-1,2%) si osserva una riduzione dei prezzi di affitto degli uffici. <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Nel 2\u00b0 trimestre \u00e8 proseguito l'aumento dei canoni di locazione degli appartamenti, soprattutto a Basilea.
