Ci\u00f2 che non \u00e8 altrettanto certo \u00e8 cosa si pu\u00f2 imparare dal caso Signa - e per chi. Ci sono sempre diversi eventi che si sommano e, a un certo punto, si verifica la famosa goccia che fa traboccare il vaso.<\/p>\n<h3>Sconosciuti noti<\/h3>\n<p>Se non si vogliono correre rischi, non si dovrebbe sviluppare una propriet\u00e0. Gli sviluppatori di progetti non hanno altra scelta se non quella di assumersi dei rischi, come ha giustamente osservato Schmidinger. Marco Tondel, Head of Development e Chief Sustainability Officer di Mobimo Management AG, ha usato una bella immagine per il mondo dello sviluppo di progetti: ha paragonato l'attivit\u00e0 a una giostra e alle montagne russe. Chiunque sviluppi un immobile \u00e8 inevitabilmente esposto a forze centrifughe. Tuttavia, pu\u00f2 scegliere se imbarcarsi su una comoda giostra girevole con posti a sedere fissi o su una giostra a catena un po' pi\u00f9 dinamica, o addirittura sulle montagne russe. Una giostra che gira intorno a un asse ha il vantaggio della prevedibilit\u00e0, ma questo significa anche che il divertimento, cio\u00e8 il ritorno sull'investimento, \u00e8 limitato. Sulle montagne russe, invece, la direzione delle forze che vi trascinano \u00e8 imprevedibile. Tondel ha avvertito che se i rischi iniziano a sfuggire al controllo, le montagne russe diventano rapidamente un treno fantasma.<\/p>\n<p>Gli sviluppatori non hanno la famigerata sfera di cristallo, ma possono usare ci\u00f2 che conoscono come guida. E questo significa anche, parafrasando Donald Rumsfeld, farsi un'idea di ci\u00f2 che non si pu\u00f2 prevedere. Tondel ha elencato i seguenti aspetti: la politica, le numerose obiezioni, la lunghezza del processo e i prezzi di costruzione. Il Senior Portfolio Manager Real Estate di Helvetia ha parlato soprattutto di rischi difficili o impossibili da diversificare. Tuttavia, questo non significa che gli operatori del settore immobiliare siano impotenti in questi casi. Sul tema dei finanziamenti, ad esempio, Tedeschi ha riferito che negli ultimi tempi \u00e8 diventato utile confrontare le banche: non solo le offerte sono ormai disparate, ma uno stesso istituto pu\u00f2 anche offrire condizioni molto diverse nel tempo. Per quanto riguarda il rischio di valutazione, che sta diventando sempre pi\u00f9 virulento, il fund manager ha consigliato, tra l'altro, di elaborare tempestivamente un piano B per eventuali vendite e di porsi la domanda: quali immobili sono attualmente richiesti dal mercato? Per quanto riguarda l'ESG, uno dei suoi consigli \u00e8 stato quello di evitare il greenwashing, mantenere standard elevati e concentrarsi sulla trasparenza. E la serata ha riservato un'altra buona notizia: anche quando il bambino \u00e8 caduto nel pozzo, c'\u00e8 ancora molto che pu\u00f2 essere salvato. Questo \u00e8 stato il messaggio della presentazione di Wohl, che ha sottolineato in modo impressionante le opportunit\u00e0 offerte dal modello di moratoria per la ristrutturazione del debito - il \"Chapter 11\" svizzero, in vigore da dieci anni. La procedura di riorganizzazione ha ancora un'esistenza oscura, con un massimo di 150 casi di applicazione su 15.000 procedure fallimentari all'anno, ma sta guadagnando importanza. E a ragione, secondo Wohl. La moratoria per la ristrutturazione del debito consente una realizzazione \"dolce ed efficiente\" per i garanti. I vantaggi sono notevoli, soprattutto per quanto riguarda la propriet\u00e0: In molti casi, il modello consente di vendere gli immobili rapidamente e, grazie alla certezza del diritto, a prezzi pi\u00f9 elevati.
