Il franco forte e il calo dei prezzi dei beni di consumo stanno riducendo l'inflazione. Sebbene la stabilit\u00e0 dei prezzi prevalga ora secondo i criteri della BNS, la situazione della politica monetaria deve continuare a essere monitorata.<\/p>\n<h3>Le basi dell'investimento sfidano il difficile contesto di mercato<\/h3>\n<p>L'aumento dell'inflazione dal 2022 ha portato al primo rialzo dei tassi d'interesse di riferimento in Svizzera dal 2007. La sensibilit\u00e0 ai tassi d'interesse dei fondi immobiliari svizzeri e le valutazioni elevate hanno portato a una forte correzione nel 2022. La performance complessiva dei fondi immobiliari quotati \u00e8 scesa del 15% nel 2022, come misurato dal SXI Real Estate Funds Broad Total Return. Nel 2023, il mercato immobiliare indiretto ha avuto un andamento laterale. Alcuni investitori hanno dovuto ridurre la loro esposizione ai titoli immobiliari liquidi, il che ha aggravato il crollo del 2022. Il sentimento degli investitori e le turbolenze del mercato hanno ridotto significativamente il flusso di capitali nei veicoli di investimento.<\/p>\n<p>A differenza dei fondi immobiliari quotati, gli immobili non quotati si sono dimostrati pi\u00f9 solidi, come misurato dall'indice KGAST Immo. Sebbene l'immigrazione dall'estero sostenga la domanda di affitti, soprattutto nelle zone urbane centrali, non si registra un aumento dell'offerta. Mentre i prezzi degli immobili hanno subito pressioni nel 2023 a causa degli alti tassi di interesse e dei costi di finanziamento, ci sono segnali di un'attenuazione nel 2024. I rendimenti delle obbligazioni decennali della Confederazione sono scesi dall'1,1% a met\u00e0 marzo 2023 allo 0,7% a met\u00e0 marzo 2024.
