Secondo il comunicato, la crescita \u00e8 stata ottenuta sia organicamente che attraverso le acquisizioni. L'EBITDA prima delle rivalutazioni e delle plusvalenze sulle cessioni \u00e8 sceso da 53,5 a 50,1 milioni di franchi svizzeri.<\/p>\n<p>L'aumento del tasso di sconto reale medio di 2,97% (anno precedente: 2,74%) ha comportato una svalutazione di 47,7 milioni di franchi. Ci\u00f2 ha comportato una perdita operativa complessiva (EBIT) di 1,5 milioni di franchi. Nell'anno precedente, l'EBIT ammontava a 180,4 milioni di franchi, grazie agli elevati utili da cessione e rivalutazione. La perdita netta \u00e8 stata di 5,4 milioni di franchi svizzeri, rispetto all'utile di 151,8 milioni di franchi svizzeri dell'anno precedente. Escludendo gli effetti di rivalutazione, l'utile netto \u00e8 sceso da 93,8 a 35,5 milioni di franchi svizzeri. Il dato dell'anno precedente comprendeva plusvalenze da cessione per un totale di 63,4 milioni di franchi svizzeri.<\/p>\n<p>\"La minore valutazione del nostro portafoglio derivante dall'aumento dei tassi di interesse \u00e8 dovuta alle condizioni di mercato\", commenta St\u00e9phane Bonvin, CEO del Gruppo Investis. \"La forte capacit\u00e0 di guadagno e la qualit\u00e0 superiore alla media del portafoglio non ne risentono\".<\/p>\n<h3>L'attivit\u00e0 di servizio contribuisce al risultato per 40%<\/h3>\n<p>Nel segmento degli immobili, il fatturato \u00e8 sceso da 57,8 a 53,1 milioni di franchi svizzeri a causa delle vendite. A parit\u00e0 di condizioni, i redditi da locazione sono aumentati di 3,1%. Il tasso di sfitto \u00e8 sceso da 1,3 a 0,9%. Grazie all'acquisto di due propriet\u00e0 e all'aumento del reddito da locazione, il reddito da locazione target \u00e8 aumentato da 53,9 a 57,9 milioni di franchi svizzeri. Nel segmento dei servizi immobiliari, il fatturato \u00e8 aumentato di 4,7% a 181,7 milioni di franchi. Il margine EBIT di questo segmento \u00e8 stato pari a 9,9% (anno precedente: 10,6%). Il segmento ha quindi contribuito al risultato operativo del Gruppo per circa 40%.<\/p>\n<p>Il rapporto prestito\/valore (LTV) del Gruppo \u00e8 basso, 26%. Il portafoglio immobiliare \u00e8 stato valutato a 1,52 miliardi di franchi svizzeri.<\/p>\n<h3>Prevista una normalizzazione del mercato<\/h3>\n<p>Investis prevede una normalizzazione del mercato nel 2024. Si prevede una maggiore liquidit\u00e0 nel mercato degli investimenti grazie al ritorno degli investitori istituzionali.
