In termini operativi, tuttavia, la societ\u00e0 immobiliare ha registrato dei guadagni: I canoni di locazione sono aumentati di 6,3% a 65,3 milioni di franchi svizzeri (anno precedente: 61,5 milioni), il che, secondo la societ\u00e0, \u00e8 dovuto principalmente all'indicizzazione, alla diminuzione dei periodi senza affitto e alla riduzione del tasso di sfitto a 4,6% (anno precedente: 5,8%).<\/p>\n<p>Il valore del portafoglio immobiliare \u00e8 aumentato del 2,2% a 1,54 miliardi di franchi (anno precedente: 1,5 miliardi di franchi), con una perdita di rivalutazione netta non realizzata di 9,7 milioni di franchi. Nell'anno in esame Epic ha investito 43,4 milioni di franchi svizzeri, la maggior parte dei quali (37,4 milioni di franchi svizzeri) \u00e8 stata destinata a progetti di sviluppo come il progetto Pulse a Cheseaux-sur-Lausanne.<\/p>\n<p>L'EBITDA, inclusa la rivalutazione degli immobili, \u00e8 sceso da 44,0 a 42,7 milioni di franchi. Escludendo la perdita di rivalutazione e i costi dell'IPO di 5,9 milioni di franchi, l'EBITDA rettificato \u00e8 migliorato di 7,0% a 52,4 milioni di franchi (anno precedente: 48,9 milioni di franchi).<\/p>\n<p>Il risultato finanziario per il 2023 ha registrato un onere netto di 22,7 milioni di franchi svizzeri, rispetto all'utile netto di 20,8 milioni di franchi svizzeri dell'anno precedente. Il calo \u00e8 dovuto principalmente alla rivalutazione degli strumenti di copertura, che ha portato a una perdita netta non realizzata di 20,3 milioni di franchi, spiega Epic.<\/p>\n<p>L'utile (compresi gli effetti di rivalutazione) \u00e8 sceso da 56,4 milioni di franchi svizzeri dell'anno precedente a 17,6 milioni di franchi svizzeri.
