Lo scrive la societ\u00e0 immobiliare in un comunicato ad hoc. Includendo le rivalutazioni, l'utile consolidato \u00e8 stato pari a 16,0 milioni di franchi svizzeri, un valore inferiore di 26,4% rispetto ai 21,8 milioni di franchi svizzeri dell'anno precedente.<\/p>\n<p>Nel corso dell'anno, Warteck Invest ha acquisito undici immobili per un valore di mercato complessivo di 102,0 milioni di franchi svizzeri e ha investito 25,4 milioni di franchi svizzeri in progetti e portafogli. Ci\u00f2 ha portato a un aumento del valore del portafoglio immobiliare di 13,9% a oltre 1 miliardo di franchi. Warteck Invest ha acquisito una societ\u00e0 per azioni con quattro immobili e una grande quantit\u00e0 di liquidit\u00e0 in un'operazione di compravendita di azioni, che sono state investite in altre sei acquisizioni. La societ\u00e0 immobiliare ha inoltre acquisito un immobile residenziale recentemente ristrutturato a Villigen (AG). Warteck Invest ha una pipeline di progetti di circa 240 milioni di franchi svizzeri per i prossimi cinque-sette anni.<\/p>\n<h3>Il tasso di posti vacanti scende al minimo storico<\/h3>\n<p>I ricavi da locazione target sono aumentati di 8,4% a 40,3 milioni di franchi, in parte grazie alle acquisizioni e al completamento del nuovo edificio Syd a Basilea. Il tasso di sfitto \u00e8 sceso da 2,0% a 1,3%, un \"minimo storico\", come spiega Warteck Invest. I ricavi da locazione sono aumentati di 10,5% a 34,6 milioni di franchi.<\/p>\n<p>A causa del risultato negativo della rivalutazione di -3,7 milioni di franchi, pari a 0,41TP3k, l'EBIT \u00e8 stato pari a 26,6 milioni di franchi, in calo di 14,41TP3k rispetto ai 31,1 milioni di franchi dell'anno precedente. Escludendo l'effetto della rivalutazione, il risultato \u00e8 aumentato di 16,11 milioni di franchi, raggiungendo i 30,3 milioni di franchi.<\/p>\n<p>Gli oneri finanziari sono aumentati di CHF 38,7% a CHF 8,3 milioni a causa dell'aumento del portafoglio prestiti e degli interessi sul capitale preso in prestito. Il risultato del Gruppo per il 2023 corrisponde a un utile per azione di 64,70 franchi svizzeri, o 78,60 franchi svizzeri escludendo gli effetti della rivalutazione. Ci\u00f2 significa che il dividendo, che dovrebbe ammontare a 70 franchi per azione come nell'anno precedente, \u00e8 stato guadagnato operativamente (esclusa la rivalutazione).<\/p>\n<h3>Aumento di capitale previsto<\/h3>\n<p>Per finanziare l'ulteriore crescita, Warteck Invest sta pianificando un aumento di capitale all'interno della fascia di capitale esistente fino a 61.875 nuove azioni, \"a condizione che le condizioni di mercato siano costruttive\", secondo quanto dichiarato dalla societ\u00e0. I proventi netti saranno investiti principalmente nella pipeline di progetti, ma sono previste anche acquisizioni di immobili da investimento.<em>
