C'\u00e8 anche una giungla quasi ingestibile di fondi.<\/p>\n<h3>La sostenibilit\u00e0 come servizio<\/h3>\n<p>Molti proprietari di immobili sono sopraffatti quando si tratta di pianificare ristrutturazioni ad alta efficienza energetica. Questo \u00e8 stato il punto di partenza della prima presentazione della serata. Clemens H\u00f6gger, responsabile dello sviluppo del mercato di Energie 360\u00b0, ha presentato l'assistenza. Sostenibilit\u00e0 come servizio: cos\u00ec si potrebbe riassumere ci\u00f2 che il suo datore di lavoro, l'ex Gasversorgung Z\u00fcrich, offre al settore immobiliare. La filiale della citt\u00e0 vuole contribuire al passaggio a un'energia priva di emissioni e sta mettendo a punto pacchetti di assistenza completa per i proprietari di immobili in tutta la Svizzera. Il prezzo base viene utilizzato per scontare tutti i costi di costruzione e di gestione dell'infrastruttura energetica nel corso della durata, compresi il premio di rischio, gli interessi e l'ammortamento. Sono coperti anche gli investimenti per la sostituzione dei componenti guasti.<\/p>\n<p>H\u00f6gger \u00e8 favorevole a non considerare la ristrutturazione solo come un fattore di costo. Si tratta di un investimento che, come qualsiasi altro investimento, deve avere un ritorno. Detto da un'azienda che agisce come investitore quando si tratta di sostenibilit\u00e0 e che deve assumersi i rischi in prima persona, non sembra un semplice discorso di facciata. H\u00f6gger ha anche cercato di incoraggiare i proprietari di immobili con un'altra tesi: Il valore aggiunto della sostenibilit\u00e0 pu\u00f2 essere misurato in un immobile, ha detto, nel contesto della determinazione del valore secondo il modello edonico.<\/p>\n<h3>Sostanza, non etichetta<\/h3>\n<p>L'oratore successivo \u00e8 arrivato al momento giusto. Anzi, \u00e8 sempre stata parte integrante della valutazione immobiliare, fin dagli albori del modello edonico. Chi cerca la sostenibilit\u00e0 pu\u00f2 trovarla in vari punti, ad esempio nel fattore di micro-localizzazione. Se la vicinanza di un immobile al parco giochi pi\u00f9 vicino \u00e8 inclusa nella valutazione, anche l'aspetto \"sociale\" della formula \"ESG\" \u00e8 incluso, dice Ballmer. Lo stesso vale per la sostenibilit\u00e0 energetica dell'immobile: questa \u00e8 gi\u00e0 stata inclusa nel calcolo del valore in base allo stato di ristrutturazione e all'et\u00e0. Secondo Ballmer, la sostenibilit\u00e0 di un immobile \u00e8 quindi strettamente legata al suo valore, ma non nel modo in cui molti immaginano. E soprattutto non \u00e8 dovuto al marchio Minergie. Secondo Ballmer, l'effetto statistico della certificazione \u00e8 di appena 1 o 2 %. Lo spiega cos\u00ec: \"Una migliore efficienza energetica \u00e8 il risultato di un buon tessuto edilizio, non di un'etichetta. E poich\u00e9 gli standard degli edifici sono generalmente in aumento, l'effetto dell'etichetta tende a diminuire\". Anche la successiva constatazione di Ballmer \u00e8 interessante: l'effetto di valore delle condizioni dell'edificio \u00e8 diminuito negli ultimi anni. In altre parole, nel 2023 gli acquirenti hanno attribuito meno importanza all'aspetto della sostenibilit\u00e0 rispetto al 2015, a causa della crisi degli investimenti, con gli investitori alla ricerca di rendimenti e il ritardo nella ristrutturazione degli immobili che ha perso il suo effetto deterrente. I dati di Ballmer mostrano addirittura che gli immobili ristrutturati male sono stati pagati pi\u00f9 degli altri.<\/p>\n<p>Una conferma per chi si rifiuta di riorganizzarsi? Ballmer non voleva che questo sguardo allo specchietto retrovisore fosse inteso in questo modo. Gli acquirenti possono essersi recentemente dimostrati abbastanza indolori quando si trattava di efficienza energetica non ottimale, ma non \u00e8 detto che questo rimanga il caso. Il rapporto tra domanda e offerta pu\u00f2 cambiare. Inoltre, l'aggiornamento energetico serve anche a mantenere il valore e il comfort abitativo, consentendo cos\u00ec affitti pi\u00f9 elevati e pu\u00f2 tradursi in costi pi\u00f9 bassi. Ma l'aspetto pi\u00f9 importante per Ballmer \u00e8 questo: Chiss\u00e0 cos'altro hanno in serbo i politici in termini di regolamentazione? Il regolatore vuole obbligare le banche a tenere conto delle emissioni quando concedono prestiti. In queste circostanze, gli immobili non sostenibili potrebbero dover pagare un premio, sempre che sia ancora opportuno che la banca li finanzi.<\/p>\n<p>L'attuazione di Basilea 3 lo dimostra gi\u00e0: La risorsa del finanziamento sta diventando sempre pi\u00f9 scarsa e l'abitazione di propriet\u00e0 - favorita dal regolatore - ha un chiaro vantaggio. \"Il finanziamento degli investimenti immobiliari \u00e8 quindi in concorrenza con il finanziamento delle abitazioni di propriet\u00e0\", afferma Geisenberger, aggiungendo che il finanziamento potrebbe dover essere sottoposto a due diligence in termini di sostenibilit\u00e0.
