Il valore di mercato degli immobili \u00e8 passato da 3,2 miliardi di franchi svizzeri a 3,3 miliardi di franchi svizzeri, con un aumento attribuibile alla realizzazione di nuovi progetti di costruzione. Il tasso di sconto reale medio \u00e8 passato da 2,78 a 2,89 per l'%. Il tasso di perdita sugli affitti \u00e8 rimasto costante a 3,8 %. Per contro, i redditi da locazione sono aumentati di 5,9 % a 119,5 milioni di franchi svizzeri, mentre le spese totali sono aumentate di 7,4 milioni di franchi svizzeri a 55,5 milioni di franchi svizzeri, soprattutto a causa dell'aumento degli interessi ipotecari. La distribuzione per azione \u00e8 scesa da 3,40 a 3,20 franchi. L'indice di leva finanziaria \u00e8 stato pari a 25,5 %. Il sovrapprezzo azioni \u00e8 sceso leggermente da 2,7 a %. La performance \u00e8 migliorata da -27,74 a -1,0 %, ma \u00e8 rimasta indietro rispetto al benchmark (SXI Real Estate Funds Broad: 5,0 %).<\/p>\n<p>Nel corso dell'esercizio 2023, il fondo ha completato l'Allverte ad Allschwil, l'ampliamento del Lokwerk a Winterthur, il Parco Brentani a Lugano e lo sviluppo del Cosmos a D\u00fcbendorf e li ha gi\u00e0 in gran parte consegnati ai locatari. Il Breitipark di Sciaffusa \u00e8 gi\u00e0 completamente affittato e l'ultimo edificio sar\u00e0 completato nell'agosto 2024. Il completamento del Tivoli Garten a Spreitenbach \u00e8 previsto per la primavera del 2025.<\/p>\n<h3>Fondo per l'ospitalit\u00e0 con performance del 16,1 %<\/h3>\n<p>Il Credit Suisse Real Estate Fund Hospitality ha generato un rendimento del capitale investito di -0,2 % nell'esercizio 2023 (esercizio precedente: 6,4 %). Il fair value degli immobili \u00e8 sceso da 862,5 a 836,0 milioni di franchi svizzeri a causa della vendita di cinque immobili e delle svalutazioni del portafoglio. Il tasso di sconto reale medio \u00e8 passato da 3,07 % a 3,16 %. Il tasso di morosit\u00e0 sugli affitti \u00e8 stato basso, pari a 0,5 % (anno precedente: 0,2 %). I ricavi da locazione sono aumentati di 3,9% a 32,5 milioni di franchi e le spese totali sono diminuite di 0,7 milioni di franchi, nonostante l'aumento degli interessi ipotecari, a 9,7 milioni di franchi. La distribuzione per quota \u00e8 rimasta costante a 2,50 franchi svizzeri. Il rapporto di leva finanziaria \u00e8 stato di 20,6 %. Il fondo ha registrato una ripresa sul mercato secondario della SIX Swiss Exchange, che si \u00e8 tradotta in un calo dello sconto da -20,5 % dell'anno precedente a -8,0 %. La performance \u00e8 migliorata da -17,68 a +16,1% e ha superato il benchmark.<\/p>\n<p>Il fondo ha venduto cinque immobili a Zermatt. La ristrutturazione e la conversione del grattacielo di Schulstrasse 44 a Zurigo-Oerlikon, con il nome di progetto \"Oerlikon One\", \u00e8 in pieno svolgimento. Quando sar\u00e0 completato nell'estate del 2025, l'edificio comprender\u00e0 un lifestyle hotel con il marchio \"Mama Shelter\" con 174 camere e 124 nuovi appartamenti.<\/p>\n<h3>LivingPlus abbassa il tasso di posti vacanti al 2,2 %<\/h3>\n<p>Nell'esercizio il Fondo immobiliare LivingPlus del Credit Suisse ha conseguito un rendimento dell'investimento pari a 1,3 % (anno precedente: 4,0 %). Il valore di mercato degli immobili \u00e8 sceso di ben 18 milioni di franchi svizzeri a 3,1 miliardi di franchi svizzeri. Il tasso di sconto medio \u00e8 passato da 2,98 a 3,05 %, mentre il tasso di perdita locativa \u00e8 sceso da 2,6 a 2,2 %. Secondo la societ\u00e0 di gestione del fondo, questo corrisponde al tasso di sfitto pi\u00f9 basso dal lancio del fondo nel dicembre 2007. I redditi da locazione sono aumentati di 1,7 % a 133,8 milioni di franchi svizzeri, mentre le spese totali sono aumentate di 3,0 milioni di franchi svizzeri a 59,7 milioni di franchi svizzeri, principalmente a causa dell'aumento degli interessi ipotecari. La distribuzione per unit\u00e0 \u00e8 rimasta costante a 3,60 franchi svizzeri. Il rapporto di indebitamento \u00e8 stato di 21,9 %. Il premio Living Plus \u00e8 passato da 20,4 % a 27,9 % nel corso dell'esercizio. La performance \u00e8 migliorata da -22,77 a +6,9 %, risultando cos\u00ec superiore al benchmark.<\/p>\n<p>Nell'esercizio 2023 sono stati completati e consegnati agli inquilini i nuovi edifici di Bad Zurzach e Lugano Porza: entrambe le propriet\u00e0 sono completamente affittate.
