Secondo la societ\u00e0 immobiliare, l'aumento dei proventi netti da immobili e i successi dalla vendita di condomini e immobili di investimento e sviluppo sono stati i fattori che hanno determinato la buona performance. L'utile netto \u00e8 stato di 82,5 milioni di franchi (anno precedente: 145,5 milioni di franchi).<\/p>\n<p>Il Consiglio di amministrazione propone all'Assemblea generale di aumentare il dividendo ordinario di 10% da 25 franchi per azione a 27,50 franchi \"in virt\u00f9 del piacevole utile netto e della buona base patrimoniale\".<\/p>\n<p>Le entrate immobiliari sono aumentate di 5,8% a 80,5 milioni di franchi svizzeri, il che, secondo Intershop, \u00e8 dovuto principalmente ai successi nelle locazioni e agli aumenti degli affitti in seguito agli adeguamenti degli indici. Il rendimento lordo del portafoglio \u00e8 stato di 5,6%, mentre il rendimento netto \u00e8 stato di 4,9%.<\/p>\n<h3>Vendite significativamente inferiori all'anno precedente<\/h3>\n<p>I ricavi dalla vendita di immobili sono stati pari a 31,6 milioni di franchi svizzeri; sono stati venduti tre immobili d'investimento, un immobile di sviluppo e un terreno, e sono stati trasferiti anche 60 condomini a Baden. Tuttavia, Intershop non ha eguagliato l'utile di vendita dell'anno precedente, pari a 133,2 milioni di franchi svizzeri, che era in gran parte attribuibile alla vendita del progetto di sviluppo a Au-W\u00e4denswil.<\/p>\n<p>Un'altra unit\u00e0 condominiale \u00e8 stata acquistata nel \"Sihlcenter\" di Zurigo.<\/p>\n<h3>Leggera rivalutazione del portafoglio<\/h3>\n<p>Il portafoglio comprende 43 immobili, compresi quelli di sviluppo e promozionali, per un valore di 1,38 miliardi di franchi svizzeri. Secondo Intershop, la rivalutazione del portafoglio ha comportato un apprezzamento di 12 milioni di franchi svizzeri, pari a 0,9% del valore del portafoglio. Il tasso di sfitto del portafoglio complessivo \u00e8 sceso di 2,6 punti percentuali a 10,7%, mentre il tasso di sfitto degli immobili di investimento \u00e8 stato pari a 7,4% (anno precedente: 10,1%).<\/p>\n<p>Il completamento dell'edificio commerciale \"M\u00e9tiers Vernier\", con circa 12.500 metri quadrati di spazio su quattro piani, \u00e8 previsto per il primo trimestre. \"Le trattative di locazione sono in fase avanzata con diverse parti interessate\", afferma Intershop.<\/p>\n<p>A Basilea, Intershop sta realizzando l'edificio sostitutivo del nuovo centro commerciale di Lehenmattstrasse. Entro la fine dell'anno saranno stati creati 1.800 metri quadrati di spazio commerciale e sono stati stipulati contratti di locazione a lungo termine con Migros come locatario principale e con una panetteria. I lavori di ristrutturazione e ampliamento dei blocchi residenziali del sito sono gi\u00e0 stati completati.<\/p>\n<h3>Focus sulle acquisizioni<\/h3>\n<p>Dopo una fase di dismissioni, nell'anno in corso Intershop ha annunciato di essersi concentrata nuovamente sulle acquisizioni. Tuttavia, sono previste anche vendite che promettono un contributo agli utili. Anche l'ulteriore riduzione dei posti vacanti e lo sviluppo immobiliare sono priorit\u00e0 assolute.
