Dopo la rivalutazione del portafoglio di 16,5 milioni di franchi nell'esercizio precedente, \u00e8 stata rilevata una svalutazione di 64,5 milioni di franchi. Ci\u00f2 \u00e8 dovuto in particolare alla minore valutazione del portafoglio residenziale nella Svizzera occidentale e della propriet\u00e0 sulla Freiburgstrasse a Berna, spiega Allreal. L'aumento dei tassi di sconto e di capitalizzazione ha inoltre determinato una leggera pressione di svalutazione. Includendo l'effetto della rivalutazione, il risultato \u00e8 stato un utile netto inferiore di 65,2 milioni di franchi (2022: 154,7 milioni di franchi). Con 5,08 miliardi di franchi svizzeri, il valore di mercato del portafoglio Allreal \u00e8 rimasto quasi invariato nel 2023 rispetto all'anno precedente (5,10 miliardi di franchi svizzeri).<\/p>\n<h3>Segmento immobiliare con un reddito da locazione pi\u00f9 elevato<\/h3>\n<p>Nel segmento immobiliare, i redditi da locazione sono aumentati di 2,6%, raggiungendo i 219,8 milioni di franchi svizzeri, nonostante la vendita di due immobili a Basilea nell'anno precedente e la vendita di un immobile a Urdorf (ZH) nella prima met\u00e0 dell'anno. La crescita dei ricavi \u00e8 dovuta principalmente all'indicizzazione degli affitti commerciali all'inflazione e all'aumento del tasso di interesse di riferimento per gli affitti residenziali, nonch\u00e9 al completamento della modernizzazione dell'immobile di Bellerivestrasse 36 a Zurigo. L'edificio per uffici, completamente affittato, ha ripreso a generare reddito dal terzo trimestre. Il tasso di sfitto \u00e8 rimasto basso, pari a 1,7% (anno precedente: 1,6%). Complessivamente, il segmento Immobili ha generato un utile netto, escluso l'effetto della rivalutazione, di 124,4 milioni di franchi (2022: 133,6 milioni di franchi).<\/p>\n<p>Allreal ha stipulato nuovi contratti di locazione per 52.200 metri quadrati. L'azienda di trasporti BLS \u00e8 ora il nuovo inquilino principale dell'immobile di Freiburgstrasse a Berna, e sono stati stipulati anche contratti di locazione pi\u00f9 ampi con noti inquilini per lo spazio lasciato libero a Richtiring a Wallisellen (ZH).<\/p>\n<h3>Divisione Sviluppo con un volume di realizzazioni inferiore<\/h3>\n<p>Nel segmento Sviluppo e realizzazione, il risultato \u00e8 diminuito significativamente, mentre il margine lordo \u00e8 rimasto stabile. Il reddito delle attivit\u00e0 commerciali \u00e8 sceso da 54,6 a 37,7 milioni di franchi svizzeri. L'azienda cita come causa il minor volume di progetti in fase di realizzazione e un effetto una tantum derivante dalla vendita di una riserva di sviluppo nell'anno precedente. A causa dell'aumento dei tassi di interesse, i costi di finanziamento sono aumentati notevolmente rispetto all'anno precedente.<\/p>\n<p>Tra le tappe fondamentali dei progetti di sviluppo vi \u00e8 la domanda di costruzione per il progetto Eggen a Lucerna. <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/ib\/2023-11-28\/54638\/\" target=\"_blank\" rel=\"noopener\">(IB ha riferito)<\/a> e l'inizio della realizzazione del progetto Avenue du Cur\u00e9-Baud a Grand-Lancy (GE), dove nei prossimi due anni verr\u00e0 costruito un immobile con 13 condomini. Il progetto Inzlingerstrasse a Riehen (BS) \u00e8 pronto per la realizzazione, ma \u00e8 ancora in attesa dell'approvazione delle autorit\u00e0. Sono previste 17 case bifamiliari.<\/p>\n<h3>\"Continua il \"Riciclaggio del capitale<\/h3>\n<p>Lo scorso anno Allreal ha proseguito la sua strategia di riciclaggio del capitale con la vendita di tre propriet\u00e0 a Urdorf (ZH), Oberglatt (ZH) e Allschwil (BL) che non erano pi\u00f9 in linea con la sua strategia. Secondo la societ\u00e0, le tre propriet\u00e0 sono state vendute \"complessivamente al di sopra del valore contabile\". I fondi sono stati destinati a nuovi progetti, come l'acquisto del sito Rieter nella citt\u00e0 di Winterthur.<\/p>\n<h3>Utile leggermente inferiore previsto per il 2024<\/h3>\n<p>La societ\u00e0 prevede un ulteriore aumento degli oneri finanziari netti nell'esercizio 2024. Ci\u00f2 avr\u00e0 un impatto negativo sull'utile operativo netto. \"Allreal prevede quindi un utile operativo netto leggermente inferiore all'anno precedente\", scrive la societ\u00e0.
