Dei contratti di locazione con scadenza nel 2024, per un volume di 31,3 milioni di franchi, 24% erano in sospeso. Il \"Westpark\" in Pfingstweidstrasse 60, 60b a Zurigo \u00e8 stato acquistato per 216,5 milioni di franchi, mentre PSP ha venduto la propriet\u00e0 in Bahnhofstrasse 23 a Interlaken per 3,0 milioni di franchi, una parte del sito a W\u00e4denswil per 13,0 milioni di franchi e il progetto \"Spiegel\" a K\u00f6niz per 2,7 milioni di franchi. Sono state effettuate vendite parziali per un totale di 19,8 milioni di franchi per il progetto \"Residenza Parco Lago\" a Paradiso e per il sito \"Salmenpark\" a Rheinfelden.<\/p>\n<p>Sei progetti sono stati completati e aggiunti al portafoglio di investimenti, tra cui il parcheggio multipiano \"P-West\" a Zurigo-Ovest, ristrutturato, e l'edificio in legno \"Clime\" a Basilea \u00e8 stato consegnato agli inquilini. I progetti di ammodernamento \"H\u00f4tel de Banque\" a Ginevra e \"Bahnhofplatz\" a Zurigo sono stati completati nel terzo trimestre. Per contro, i minori profitti derivanti dalla vendita di progetti di sviluppo e condomini hanno avuto un effetto negativo (11,2 milioni di franchi in meno rispetto all'anno precedente). I costi di finanziamento sono aumentati del 98,0%, raggiungendo i 22,9 milioni di franchi. L'utile per azione, escluse le plusvalenze e le minusvalenze sugli investimenti immobiliari, \u00e8 aumentato da 5,14 a 7,40 franchi - senza lo storno delle imposte differite sarebbe stato di 5,07 franchi. L'utile netto \u00e8 sceso di 37,1% a 207,6 milioni di franchi a causa di una svalutazione del portafoglio di 161,3 milioni di franchi.<\/p>\n<h3>Linee di credito per 1,1 miliardi<\/h3>\n<p>Il patrimonio netto ammonta a 5,2 miliardi di franchi svizzeri. Il LTV \u00e8 leggermente aumentato rispetto all'anno precedente, passando da 32,6 a 34,7%. PSP dispone attualmente di linee di credito non utilizzate per 1,1 miliardi di franchi. Si prevede un aumento da 3,80 a 3,85 franchi per azione.<\/p>\n<h3>Previsione di EBITDA vicina al livello dell'anno precedente<\/h3>\n<p>Per il 2024, la societ\u00e0 prevede entrate immobiliari pi\u00f9 elevate rispetto al 2023, favorite anche dall'indicizzazione dei contratti di locazione. Inoltre, dovrebbero esserci ulteriori entrate derivanti da locazioni di successo in progetti di sviluppo. I ricavi dalla vendita di progetti di sviluppo e condomini dovrebbero diminuire e i costi operativi dovrebbero rimanere stabili. L'EBITDA, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, \u00e8 previsto a 295 milioni di franchi svizzeri (anno precedente: 297,7 milioni di franchi svizzeri).
