L'aumento \u00e8 dovuto principalmente alle acquisizioni delle propriet\u00e0 di Salmsach e Bad Zurzach (+22,9 milioni di franchi) e agli investimenti nei progetti di nuova costruzione completati ad Aigle e Oberdiessbach (+11,4 milioni di franchi). Il reddito locativo annuo target degli immobili d'investimento \u00e8 aumentato di 6%, raggiungendo 11,8 milioni di franchi. Una piccola propriet\u00e0 a Court (BE) \u00e8 stata venduta per 0,2 milioni di franchi con un profitto di 50.000 franchi.<br \/>\nI ricavi netti da locazione sono rimasti pressoch\u00e9 invariati a 10,8 milioni di franchi (anno precedente: 10,9 milioni di franchi). Il nuovo progetto di costruzione di Aigle, completato nel primo trimestre del 2023, e la propriet\u00e0 di Salmsach, acquisita nel secondo trimestre del 2023, hanno contribuito a un aumento dei ricavi a partire dalle rispettive date di inserimento nel portafoglio. Per l'immobile di Bad Zurzach \u00e8 stato concordato un canone di locazione ridotto per il primo anno, mentre per l'immobile di Leukerbad \u00e8 stato rilevato un fondo svalutazione crediti di 0,2 milioni di franchi svizzeri sul credito residuo nei confronti della clinica al 31 dicembre 2023, a causa dei termini del nuovo contratto con l'affittuario Leukerbad Clinic AG. Il tasso di sfitto del portafoglio era di 0,5% al 31 dicembre 2023. Il rendimento lordo ottenuto \u00e8 stato di 4,91TP3 migliaia di franchi e il rendimento netto di 4,71TP3 migliaia di franchi.<\/p>\n<h3>L'utile prima della valutazione rimane pressoch\u00e9 invariato<\/h3>\n<p>La valutazione del portafoglio immobiliare ha portato a un risultato di rivalutazione di -22,6 milioni di franchi (2022: -2,4 milioni di franchi). Pi\u00f9 della met\u00e0 di questo effetto di rivalutazione \u00e8 attribuibile all'adeguamento di valutazione dell'immobile di Leukerbad (VS), mentre la variazione restante \u00e8 dovuta a un aumento dei tassi di sconto per gli immobili d'investimento esistenti a causa dell'aumento dei tassi d'interesse e dei requisiti d'investimento dell'immobile di Richterswil (ZH), nonch\u00e9 a un adeguamento di valutazione straordinario dell'immobile di Couvet (NE). Il risultato finale per Senioresidenz \u00e8 una perdita, incluse le rivalutazioni, di 13,3 milioni di franchi svizzeri, dopo un utile di 3,1 milioni di franchi svizzeri nell'anno precedente.
