La societ\u00e0 immobiliare, con sede a Zurigo, ha annunciato di aver raggiunto un utile operativo (FFO I) probabilmente ben superiore a 22 milioni di euro grazie all'ottimizzazione dei processi operativi e a un programma di riduzione dei costi precedentemente avviato. I ricavi da locazione nell'esercizio 2023 sono aumentati a circa 121 milioni di euro, con un aumento del 3,7% a parit\u00e0 di canone. Nel periodo in esame la redditivit\u00e0 operativa \u00e8 aumentata di circa il 18% rispetto all'anno precedente, nonostante l'aumento degli interessi passivi. Il margine operativo basato sull'EBITDA rettificato per il risultato della valutazione e altre voci non monetarie \u00e8 ora superiore al 54% (anno precedente: 50,9 %), \"il che significa che l'aumento del margine previsto per il 2025 \u00e8 gi\u00e0 stato parzialmente realizzato\".<\/p>\n<p>Tuttavia, i successi operativi sono compensati dalla diminuzione dei valori immobiliari. Con 2,4 miliardi di euro alla fine del 2023, il valore di mercato totale del portafoglio esistente \u00e8 diminuito di oltre l'8% rispetto alla fine dell'anno precedente, con un conseguente aumento del rapporto prestito\/valore di circa 3 punti percentuali rispetto all'anno precedente, a poco meno del 58%. Secondo i dati preliminari, la perdita al lordo delle imposte ammonta a 230 milioni di euro, che la societ\u00e0 attribuisce al \"contesto difficile\" - la svolta dei tassi d'interesse, gli alti tassi d'inflazione, i massicci aumenti dei prezzi dei materiali da costruzione e la carenza di manodopera qualificata.<\/p>\n<h3>Vendite previste<\/h3>\n<p>Nel 2024, la direzione intende migliorare gli utili e la posizione finanziaria dell'azienda con varie misure. Nel periodo in esame, Peach Property ha realizzato risparmi su importanti progetti di ristrutturazione, che hanno portato a un aumento del tasso di sfitto delle unit\u00e0 residenziali dal 6,9% alla fine dell'anno precedente al 7,4% alla fine del 2023. Nel prossimo esercizio finanziario, l'obiettivo \u00e8 quello di ridurre nuovamente il tasso di sfitto \"attraverso investimenti mirati nel portafoglio e miglioramenti dell'efficienza nei processi di ristrutturazione e riaffitto\" e di aumentare gradualmente il livello di affitto in ampie parti del portafoglio fino a raggiungere il canone medio di mercato.<\/p>\n<p>Peach Property Group prevede che la sua attivit\u00e0 operativa si svilupper\u00e0 positivamente nell'esercizio finanziario 2024, non da ultimo a causa del notevole calo dell'attivit\u00e0 di costruzione di nuovi edifici in Germania, dell'atteso eccesso di domanda e dell'accelerazione dell'aumento degli affitti di mercato. Grazie alla sua attenzione per gli alloggi a prezzi accessibili, la societ\u00e0 ritiene di essere ben posizionata in questo contesto. Peach intende concentrarsi sul rifinanziamento del finanziamento con scadenza 2025 e dell'obbligazione da 300 milioni di euro con scadenza novembre 2025 nell'esercizio in corso, annuncia la direzione.
