Le distribuzioni per l'esercizio 2022\/23 rimangono stabili.<\/p>\n<h3>CS 1a Immo PK: annullato quasi il 10% delle azioni<\/h3>\n<p>Per quanto riguarda il Credit Suisse 1a Immo PK (CS 1a Immo PK), Credit Suisse Funds AG segnala che alla fine dell'esercizio 2022\/23 (30 settembre) sono state rimborsate 277.680 quote, pari al 9,8% delle quote in circolazione.<\/p>\n<p>Il fondo ha ottenuto un rendimento del capitale investito pari a 0,3% dopo il 6,2% dell'anno precedente. Il rendimento del capitale proprio \u00e8 sceso da 5,82% a 0,11% nello stesso periodo. Il valore di mercato degli immobili \u00e8 sceso da 4,92 miliardi di franchi a 4,91 miliardi di franchi. Il tasso di perdita sugli affitti \u00e8 sceso a 5,2% (anno precedente: 6,1%), mentre il reddito da locazione \u00e8 aumentato da 198,4 a 203,5 milioni di franchi.<\/p>\n<p>Il CS 1a Immo PK ha chiuso l'esercizio finanziario con uno sconto di -17,4% (anno precedente: sconto di -12,0TP3T). La performance \u00e8 stata di -5,4% (anno precedente: -20,1%). <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/unternehmen\/2023-08-24\/credit-suisse-1a-immo-pk-geht-doch-nicht-an-die-boerse\/\">La prevista IPO \u00e8 stata sospesa in considerazione del contesto di mercato e dell'acquisizione da parte di UBS; Credit Suisse Funds intende fornire informazioni sui prossimi passi nel primo trimestre del prossimo anno.<\/a><\/p>\n<p>Come nell'anno precedente, la distribuzione ammonta a 45,00 franchi svizzeri\/unit\u00e0, con un payout ratio di 93,5%.<\/p>\n<h3>CS REF Interswiss: il rendimento degli investimenti diventa negativo<\/h3>\n<p>Il Credit Suisse Real Estate Fund Interswiss (CS REF Interswiss) ha registrato un rendimento del capitale investito di -0,41 migliaia di euro nell'esercizio passato, rispetto ai +4,11 migliaia di euro dell'anno precedente. Anche il rendimento del capitale proprio \u00e8 stato negativo, pari a -0,56%. Nell'esercizio precedente il fondo aveva comunque generato un rendimento di 3,71%. La performance \u00e8 stata di -1,8% (anno precedente: -14,2%) e lo sconto \u00e8 passato da -13,7% a -15,4 % in un anno.<\/p>\n<p>Il valore di mercato degli immobili \u00e8 sceso da 2,67 miliardi di franchi a 2,57 miliardi di franchi. Il tasso di perdita degli affitti \u00e8 sceso da 8,0% a 6,3% e i ricavi da locazione sono aumentati da 112,5 milioni di franchi a 113,3 milioni di franchi nel periodo in esame.<\/p>\n<p>La societ\u00e0 di gestione del fondo annuncia inoltre che alla fine dell'esercizio sono state annullate 51.772 quote di CS REF Interswiss, pari allo 0,6% delle quote in circolazione. L'anno scorso erano gi\u00e0 state riscattate 114.029 quote, che saranno riscattate il 20 dicembre. Ci\u00f2 riduce il numero di quote in circolazione da 8,98 milioni a 8,87 milioni a questa data.<\/p>\n<p>Durante il periodo di riferimento, il fondo ha venduto un immobile a Crissier. Dopo la data di chiusura del bilancio sono state effettuate altre vendite: CS REF Interswiss ha venduto due immobili a Meyrin e un immobile a Eysins e Losanna.<\/p>\n<p>La distribuzione rimane costante a 7,40 franchi (payout ratio: 95,3%).<\/p>\n<h3>CS REF Logisticsplus: forte aumento del reddito da locazione<\/h3>\n<p>Il Credit Suisse Real Estate Fund Logisticsplus (CS REF Logisticsplus) ha generato nell'esercizio passato un reddito da locazione di 42,1 milioni di franchi svizzeri, pari a 11,3% in pi\u00f9 rispetto all'esercizio precedente (37,8 milioni di franchi svizzeri). Il tasso di perdita degli affitti \u00e8 sceso da 3,5% a 2,6%. Nello stesso periodo, il valore di mercato degli immobili \u00e8 sceso da 917,5 a 901,2 milioni di franchi.<\/p>\n<p>L'utile sul capitale investito \u00e8 stato negativo, pari a -0,3%, rispetto al dato positivo di 4,4% dell'anno precedente. Il rendimento del capitale proprio \u00e8 stato pari a -0,31% (anno precedente: 4,34%). La performance del fondo \u00e8 stata di -15,9% dopo il -18,9% dell'anno precedente. Lo sconto \u00e8 stato pari a -11,2% (anno precedente: premio di +5,0TP3T).<\/p>\n<p>Anche CS REF Logisticsplus ha subito cancellazioni: 42.000 unit\u00e0 sono state cancellate, pari allo 0,5% delle unit\u00e0 in circolazione, secondo Credit Suisse Funds.<\/p>\n<p>Come nell'anno precedente, la distribuzione ammonta a 3,50 franchi svizzeri per unit\u00e0, con un payout ratio di 95,8%.<\/p>\n<p>Dopo la data di chiusura del bilancio, il fondo ha acquistato un immobile a Oberentfelden. \u00c8 inoltre in corso di realizzazione un nuovo progetto di costruzione a B\u00fclach, la cui consegna all'inquilino \u00e8 prevista per la seconda met\u00e0 del 2024.<\/p>\n<h3>CS REF Siat: Il valore del portafoglio aumenta<\/h3>\n<p>Il Credit Suisse Real Estate Fund Siat (CS REF Siat) ha registrato un valore di mercato degli immobili pari a 3,93 miliardi di franchi svizzeri per lo scorso esercizio, rispetto ai 3,86 miliardi di franchi svizzeri dell'anno precedente. I ricavi da locazione sono aumentati da 155,1 milioni di franchi svizzeri a 157,0 milioni di franchi svizzeri e il tasso di perdita da locazione \u00e8 sceso a 2,5% (anno precedente: 3,1%).<\/p>\n<p>Il rendimento del capitale investito \u00e8 stato di 2,21TP3k dopo i 5,21TP3k dell'anno precedente. La performance \u00e8 stata di 1TP3k 6,3 (anno precedente: -20,61TP3k), il premio \u00e8 passato da 17,61TP3k a 23,11TP3k.<\/p>\n<p>Come per l'anno precedente, la distribuzione \u00e8 di 5,20 franchi svizzeri\/unit\u00e0, con un payout ratio di 100%.<\/p>\n<p>Nell'ultimo esercizio CS REF Siat ha venduto gli immobili di Chiasso e Del\u00e9mont. Nei prossimi due esercizi il fondo prevede di generare ulteriori redditi da locazione grazie ai progetti di nuova costruzione e ristrutturazione in corso a Basilea, D\u00fcbendorf, Liestal, Spreitenbach, Neuch\u00e2tel e Brunnen. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>CS 1a Immo PK, CS REF Interswiss, CS REF e CS REF LogisticsPlus non sono riusciti a sottrarsi all'andamento del mercato.
