Durante questo periodo sono state effettuate due acquisizioni: l'immobile di Rotkornstrasse 9, 11a e 11b a Oberkulm (AG) \u00e8 stato acquistato per 15,95 milioni di franchi svizzeri a un rendimento lordo di 4,47%. Una seconda propriet\u00e0 in Hardackerstrasse 2 a Untersiggenthal (AG) \u00e8 stata aggiunta per 7,55 milioni di franchi svizzeri con un rendimento lordo di 4,01%. Entrambe le propriet\u00e0 hanno una garanzia di affitto fino al 31 dicembre e sono quasi completamente affittate. A quanto risulta, solo cinque appartamenti dei 52 disponibili sono ancora in fase di commercializzazione. Sempre a giugno, il fondo ha registrato la consegna di 16 nuovi appartamenti, ricavati dall'aggiunta di due piani all'Avenue d'Echallens 100-102 a Losanna. Tutti questi appartamenti hanno gi\u00e0 trovato un inquilino, il che ha fatto aumentare l'indice di locazione degli immobili residenziali di 238.920 franchi.<\/p>\n<p>Al 30 settembre il patrimonio totale del fondo ammontava a 2,5 miliardi di franchi, il che corrisponde a una crescita di 3,25%. Il valore di mercato degli immobili \u00e8 aumentato di 3,11% a circa 2,5 miliardi di franchi, il che, secondo le informazioni fornite, \u00e8 dovuto anche all'avanzamento dei progetti in corso, tra le altre cose.<\/p>\n<h3>Il successo complessivo \u00e8 diminuito<\/h3>\n<p>Rispetto allo stesso periodo dell'anno precedente, il fondo ha registrato una crescita dei redditi da locazione del 4,1%, raggiungendo 45,71 milioni di CHF. Il tasso di perdita sugli affitti \u00e8 sceso daTP3k 9,811 aTP3k 8,881 nella prima met\u00e0 dell'anno. Tuttavia, l'aumento dei costi ipotecari ha fatto s\u00ec che le spese totali siano aumentate di 15,8% a 30,1 milioni di CHF nel periodo in esame. Il risultato finale \u00e8 stato un utile complessivo di circa 21,1 milioni di franchi (anno precedente: 27,1 milioni di franchi).
