Nel quarto trimestre del 2022 avevano raggiunto un minimo pluriennale di 3,2%. Secondo CBRE, il motivo dell'aumento \u00e8 la crescente offerta di spazi per uffici nei mercati periferici al di fuori dei cinque maggiori mercati di Zurigo, Ginevra, Basilea, Berna e Losanna e delle loro periferie.<\/p>\n<p>Anche i sobborghi di Zurigo, Ginevra e Basilea hanno registrato un aumento. Con 273.000 metri quadrati, pari a 13,3%, nella regione dell'aeroporto di Zurigo e nella Valle della Limmat sono disponibili in termini assoluti pi\u00f9 uffici che mai. Secondo CBRE, l'aumento dell'offerta di uffici pu\u00f2 essere attribuito principalmente al calo della domanda aggiuntiva, ma non all'attivit\u00e0 edilizia. Nei primi tre trimestri del 2023, l'occupazione di spazi in tutta la Svizzera \u00e8 diminuita di 40% rispetto all'anno precedente, raggiungendo una media di 367.000 mq per trimestre, il livello pi\u00f9 basso dalla crisi finanziaria (2009).<\/p>\n<h3>Il lavoro da casa si sta diffondendo solo ora<\/h3>\n<p>Negli ultimi anni il mercato degli uffici ha beneficiato di un elevato tasso di utilizzo e la favorevole crescita economica ha pi\u00f9 che compensato gli effetti del lavoro da casa. Tuttavia, la domanda di spazi per uffici \u00e8 recentemente rallentata a causa dell'indebolimento dell'economia. Inoltre, molte aziende hanno avuto bisogno di tempo per adattarsi alle nuove condizioni di lavoro dopo il coronavirus. Secondo CBRE, la riduzione della domanda di spazi dovuta al lavoro da casa sta iniziando a manifestarsi solo ora in termini di posti vacanti. Tuttavia, questo non vale per le sedi centrali. \"Criteri come la buona accessibilit\u00e0, la sostenibilit\u00e0 e un buon allestimento di base da parte del proprietario sono diventati ancora pi\u00f9 importanti per i locatari\", scrive CBRE.<\/p>\n<h3>Zurigo: l'offerta scende a 2,7%<\/h3>\n<p>Di conseguenza, l'offerta di uffici su terreni della citt\u00e0 di Zurigo \u00e8 leggermente diminuita nel terzo trimestre del 2023, attestandosi a 181.000 mq o 2,7%. In particolare, nel CBD (Central Business District) di Zurigo, la disponibilit\u00e0 di uffici si \u00e8 ridotta di 13.000 mq, passando a 38.000 mq, rispetto al trimestre precedente. Ci\u00f2 corrisponde a un basso tasso di disponibilit\u00e0 di appena 2,0%. \"Nonostante gli aggiustamenti strutturali in corso nel settore finanziario, la struttura del mercato di Zurigo rimarr\u00e0 stabile nei prossimi anni, anche se sono gi\u00e0 state annunciate alcune richieste di spazio a medio termine\", si legge nel rapporto.<br \/>\nAnche l'offerta di spazi per uffici nella citt\u00e0 di Basilea ha continuato a recuperare. Alcuni importanti successi di locazione nella zona nord di Basilea, come la Werkarena, hanno fatto s\u00ec che il tasso di disponibilit\u00e0 sia sceso da 5,6% a 4,9% (125.000 mq) nel giro di due trimestri. Tuttavia, CBRE ritiene che l'offerta torner\u00e0 ad aumentare in modo significativo nel medio termine.
