Il tasso di sfitto \u00e8 passato da 3,0% a 3,2% e si prevede che alla fine del 2023 sar\u00e0 inferiore a 4%. Il motivo di questo leggero aumento \u00e8 il progetto \"B2Binz\", che non sar\u00e0 completato prima del quarto trimestre del 2023.<\/p>\n<h3>Minori profitti dalle vendite<\/h3>\n<p>Rispetto all'anno precedente, i redditi da capitale sono aumentati di 10,7 milioni di franchi, pari a 4,5%, raggiungendo 236,8 milioni di franchi. L'utile, escluse le plusvalenze\/perdite sugli investimenti immobiliari, \u00e8 aumentato di 16,3% a 29,5 milioni di franchi. Un contributo positivo all'utile per un totale di 30,6 milioni di franchi \u00e8 stato dato dallo storno delle imposte differite. Tuttavia, i minori profitti derivanti dalla vendita di progetti di sviluppo e condomini hanno avuto un impatto negativo, con una riduzione di 9,8 milioni di franchi rispetto al primo trimestre del 2022. Le spese operative sono diminuite di 1,3 milioni di franchi, pari a 3,1%, attestandosi a 41,7 milioni di franchi, mentre i costi di finanziamento sono aumentati di 6,9 milioni di franchi, pari a 79,8%, attestandosi a 15,5 milioni di franchi.<\/p>\n<p>L'utile netto \u00e8 sceso del 45,3% a 155,3 milioni di franchi. Ci\u00f2 \u00e8 dovuto al fatto che, dopo la rivalutazione di 131,9 milioni di franchi nello stesso periodo dell'anno precedente, \u00e8 stato rilevato un risultato di valutazione di -67,2 milioni di franchi. Tale importo deriva da una svalutazione di 90,7 milioni di franchi al 30 giugno e da una rivalutazione totale di 23,5 milioni di franchi nell'ambito della rivalutazione delle due propriet\u00e0 Bahnhofplatz 1, 2\/Bahnhofquai 9, 11, 15 a Zurigo, dove \u00e8 stato completato lo sviluppo del progetto, e Binzring 15\/17 (sempre a Zurigo), dove \u00e8 stato prorogato un contratto di locazione.<\/p>\n<h3>Il reddito immobiliare \u00e8 previsto in aumento per l'intero anno<\/h3>\n<p>Per l'anno in corso, PSP prevede che le entrate immobiliari saranno complessivamente pi\u00f9 elevate rispetto al 2022, soprattutto grazie all'indicizzazione dei contratti di locazione all'inizio del 2023, al completamento di diversi progetti e all'acquisizione di Zurigo Ovest. I ricavi dalla vendita di progetti di sviluppo e condomini dovrebbero diminuire, mentre i costi operativi dovrebbero rimanere stabili. Lo storno delle imposte differite avr\u00e0 un impatto positivo sull'utile al netto delle plusvalenze\/minusvalenze sugli investimenti immobiliari, poich\u00e9 alla fine del 2023 si verificher\u00e0 un ulteriore storno di imposte differite per un totale di circa 60 milioni di franchi svizzeri. Complessivamente, l'EBITDA al netto delle plusvalenze\/minusvalenze sugli investimenti immobiliari dovrebbe raggiungere 295 milioni di franchi svizzeri (2022: 293,8 milioni di franchi svizzeri).
