Nello stesso periodo il premio azionario \u00e8 diminuito da 18,2% a 14,0%. Includendo la distribuzione (CHF 0,42), la performance del fondo \u00e8 di CHF -0,4%.<\/p>\n<p>Il valore patrimoniale netto per unit\u00e0 \u00e8 aumentato leggermente di 0,7%, passando da 14,46 a 14,56 franchi. UBS cita come motivo principale l'aumento del valore di mercato dei progetti di nuova costruzione. Anche le ristrutturazioni che aumentano il valore hanno contribuito allo sviluppo positivo. Il valore del portafoglio immobiliare \u00e8 aumentato di circa 5% o 42 milioni di CHF, raggiungendo 955,7 milioni di CHF (anno precedente: 914,5 milioni di CHF). Il fondo ha completato un immobile commerciale a Biberist (SO) e sono state effettuate acquisizioni a Niederhasli (ZH) e Wittenbach (SG).<\/p>\n<p>I redditi da locazione sono aumentati di 11% o di 3,7 milioni di CHF, raggiungendo i 38,8 milioni di CHF. Secondo la direzione del fondo, a questa crescita hanno contribuito la riduzione del tasso di perdita degli affitti da 3,4% a 3,1% e le entrate aggiuntive derivanti da nuovi progetti di costruzione residenziale.<\/p>\n<h3>UBS Direct Urban aumenta il prezzo delle azioni<\/h3>\n<p>Il prezzo di mercato di UBS Direct Urban \u00e8 aumentato da 11,80 a 12,85 franchi nell'esercizio 2022\/2023. Il premio azionario \u00e8 passato da -1,0% a 9,7%. Includendo la distribuzione (0,33 franchi per quota), il fondo ha registrato una performance di 11,9% (anno precedente: -19,3%). Il valore patrimoniale netto per quota \u00e8 sceso da 11,92 a 11,72 franchi svizzeri (-1,7%) nel periodo in esame, il che \u00e8 stato attribuito dalla direzione del fondo all'aumento dei tassi d'interesse e alla conseguente diminuzione dei valori di mercato del portafoglio esistente. Come nell'anno precedente, il portafoglio immobiliare del fondo comprende 23 immobili in undici cantoni; nell'anno in esame non ci sono state n\u00e9 acquisizioni n\u00e9 vendite. Il valore del portafoglio \u00e8 diminuito di 0,7% da 588,2 milioni di franchi a 584,0 milioni di franchi.<\/p>\n<p>I redditi da locazione sono aumentati del 5% a 21,2 milioni di franchi (anno precedente: 20,3 milioni di franchi). Il fondo intende realizzare il potenziale futuro attraverso l'aumento degli indici e dei tassi di interesse di riferimento.<\/p>\n<p>Il tasso cumulativo di perdita degli affitti \u00e8 sceso su base annua da 7,31TP3 migliaia di euro a 5,61TP3 migliaia di euro e, secondo la societ\u00e0 di gestione del fondo, comprende non solo gli sfitti di 5,41TP3 migliaia di euro, ma anche le perdite di 0,21TP3 migliaia di euro dovute al fallimento di un affittuario commerciale a Dietikon. Circa 60% del tasso di sfitto totale \u00e8 attribuibile a un'unica propriet\u00e0 commerciale a Granges-Paccot.<\/p>\n<h3>UBS PF Europa con una performance di borsa del -5,3 per cento<\/h3>\n<p>UBS PF Europe \u00e8 quotata alla SIX Swiss Exchange dal 10 novembre 2022. Tuttavia, il prezzo dell'azione \u00e8 sceso dal prezzo di apertura di 11,25 franchi a 10,65 franchi alla fine dell'esercizio finanziario 2022\/23. La distribuzione prevista \u00e8 di 0,24 franchi per azione.<\/p>\n<p>Il valore di mercato del portafoglio era di 280,3 milioni di euro al 30 giugno (anno precedente: 276,3 milioni di euro). Il valore patrimoniale netto per quota \u00e8 sceso da 10,83 franchi svizzeri a 10,34 franchi svizzeri nell'ultimo anno (-4,5%), il che, secondo la societ\u00e0 di gestione del fondo, \u00e8 dovuto al deprezzamento dei valori di mercato determinato dall'andamento dei tassi d'interesse e dagli effetti valutari non realizzati.<\/p>\n<p>I ricavi da locazione sono aumentati a 11,3 milioni di euro (anno precedente: 9,4 milioni di euro) e diversi contratti di locazione sono stati estesi o ampliati. A causa dell'elevato livello di indicizzazione dei contratti di locazione e di ulteriori locazioni, il canone di locazione target \u00e8 aumentato di 6,6% (esclusa la nuova propriet\u00e0 di Neuenburg am Rhein), raggiungendo 11,5 milioni di euro nel corso dell'esercizio finanziario. Il tasso di occupazione rimane a quasi 100% e la durata media ponderata dei contratti di locazione \u00e8 di circa 6,9 anni, ha riferito UBS.<\/p>\n<p>Nel periodo in esame, il fondo ha acquisito un immobile logistico in Germania e si \u00e8 assicurato un altro immobile residenziale ad Aquisgrana. A partire dall'esercizio finanziario 2023\/24, il portafoglio comprender\u00e0 quindi 14 immobili.
