Secondo i dati, il comparto Swiss Commercial Fund ha aumentato il suo utile netto da 32,5 a 35 milioni di franchi svizzeri. I redditi da locazione sono aumentati di 2,77% a 66,6 milioni di franchi. Anche le entrate totali sono aumentate rispetto all'anno precedente e ammontano a 67,9 milioni di franchi, mentre le spese totali sono diminuite da 33,9 a 32,9 milioni di franchi. Il rendimento degli investimenti ammonta a 3,61%. Il patrimonio totale del comparto \u00e8 salito a 1,24 miliardi di franchi svizzeri. La SICAV proporr\u00e0 un dividendo di 5,50 franchi per azione. L'indice di leva finanziaria \u00e8 leggermente aumentato a 27,22%, mentre il tasso di insolvenza locativa \u00e8 sceso da 13,99 a 13,10%.<\/p>\n<p>Il comparto Swiss Commercial Fund II ha concluso un esercizio finanziario significativamente pi\u00f9 breve. Secondo le informazioni fornite, nei nove mesi i redditi da locazione sono rimasti stabili rispetto allo stesso periodo dell'anno precedente e hanno totalizzato 29,1 miliardi di franchi svizzeri. Il tasso di morosit\u00e0 degli affitti \u00e8 sceso drasticamente dal 14,1 al 12,05%. Il margine EBIT \u00e8 stato di 68,841 milioni di euro (anno precedente: 68,881 milioni di euro) e il rendimento del capitale investito calcolato su nove mesi \u00e8 stato di 3,411 milioni di euro (anno precedente: 5,081 milioni di euro). Secondo Procimmo, questo risultato commerciale consente la distribuzione di un dividendo esente da imposte di 4,22 franchi per azione. Il rendimento del capitale proprio \u00e8 stato pari a 4,41% (anno precedente: 4,86%), mentre il rapporto di indebitamento si \u00e8 attestato a 28,16% alla data di riferimento.
