Il valore di mercato degli immobili \u00e8 aumentato di 9,31TP3k CHF, raggiungendo i 2,2 miliardi di CHF. L'utile netto, invece, \u00e8 diminuito di 2,7% a 47,5 milioni di franchi. \"La buona performance operativa consente una distribuzione invariata di 13,50 franchi per quota\", ha annunciato la societ\u00e0 di gestione del fondo. \"Abbiamo fatto molto in un anno ricco di eventi e abbiamo ottenuto un buon risultato operativo\", afferma Gabriela Theus, amministratore delegato di Immofonds Asset Management AG. Tuttavia, anche le sfide sono aumentate, afferma Theus. Gli aumenti dei tassi di interesse stanno mettendo sotto pressione i margini.<\/p>\n<p>Oltre all'espansione del portafoglio, anche gli investimenti nei progetti sono stati responsabili dell'aumento del reddito da locazione. Il tasso di perdita degli affitti \u00e8 sceso da 2,5 a 2%.  Le spese immobiliari sono rimaste pressoch\u00e9 invariate rispetto all'anno precedente. L'utile netto \u00e8 diminuito a causa dell'aumento dei costi di finanziamento e delle commissioni di gestione degli asset. Nello scorso esercizio sono state registrate anche plusvalenze non realizzate, sebbene siano diminuite da 99,1 milioni di franchi svizzeri dell'anno precedente a 37,4 milioni di franchi svizzeri. A causa della minore rivalutazione, i ricavi totali si sono quasi dimezzati, passando da 151,6 milioni di franchi a 87,1 milioni di franchi.<\/p>\n<h3>\"La pipeline di sviluppo \u00e8 ben riempita\"<\/h3>\n<p>A Ginevra sono stati acquistati un immobile nel centro citt\u00e0 con spazi commerciali, uffici e appartamenti e un immobile residenziale nel quartiere di Champel. A Opfikon, l'Immofonds ha completato una piccola propriet\u00e0 residenziale con spazi commerciali, che si trova all'interno del perimetro del piano di sviluppo privato \"Glatthof\". L'ultima novit\u00e0 \u00e8 una propriet\u00e0 commerciale acquisita a Zurigo con circa 8.600 metri quadrati di uffici e spazi commerciali e un \"notevole potenziale di espansione\". \"La nostra pipeline di sviluppo interno \u00e8 ben riempita\", afferma Theus. Il progetto pi\u00f9 grande, Wankdorfcity 3 a Berna, \u00e8 entrato nella fase di realizzazione con l'inizio della costruzione di un edificio di servizio. <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/regionen\/2023-06-27\/bern-baustart-in-wankdorf-city-3\/\" target=\"_blank\" rel=\"noopener\">(IB ha riferito)<\/a>.<\/p>\n<h3>Prestazioni positive<\/h3>\n<p>Il prezzo di mercato del fondo immobiliare \u00e8 aumentato di 3,8% a CHF 540 nell'esercizio finanziario, mentre l'indice di riferimento SWIIP \u00e8 sceso di 3,4%. Gli investitori hanno realizzato una performance di 6,5% con le loro quote. Per l'esercizio in corso, il fondo immobiliare prevede una \"crescita moderata dei redditi da locazione\".
