La societ\u00e0 attribuisce il calo a maggiori oneri finanziari netti e a minori entrate dalla vendita di immobili di sviluppo. Allreal ha inoltre beneficiato di un effetto fiscale una tantum nella prima met\u00e0 del 2022. Includendo l'effetto di rivalutazione, l'utile netto \u00e8 stato di 44,3 milioni di franchi svizzeri, rispetto agli 82,7 milioni di franchi svizzeri della prima met\u00e0 del 2022.<\/p>\n<h3>La divisione immobiliare mantiene quasi stabile l'utile<\/h3>\n<p>Nel settore immobiliare, l'utile netto al netto degli effetti di rivalutazione \u00e8 stato di 69,4 milioni di franchi svizzeri, rispetto ai 70,6 milioni di franchi svizzeri dell'anno precedente.<\/p>\n<p>Allreal \u00e8 stata in grado di aumentare leggermente i ricavi da locazione a 108,5 milioni di franchi svizzeri (anno precedente: 106,8 milioni di franchi svizzeri), in particolare grazie all'adeguamento degli affitti commerciali all'indice nazionale dei prezzi al consumo. Il tasso di sfitto cumulativo si \u00e8 attestato a 1,7% (anno precedente: 1,5%). Il rendimento netto \u00e8 rimasto stabile a 4,0% (anno precedente: 3,9%). Le spese dirette per gli investimenti immobiliari sono state pari a 10,5 milioni di franchi svizzeri. Allreal prevede un leggero aumento nella seconda met\u00e0 dell'anno, in quanto verranno realizzati diversi progetti.<\/p>\n<p>La rivalutazione degli investimenti immobiliari al 30 giugno 2023 ha comportato una svalutazione di -26,1 milioni di franchi svizzeri. Mentre si \u00e8 registrata una rivalutazione positiva per l'immobile commerciale ristrutturato e completamente affittato in Bellerivestrasse 36 e per due immobili residenziali a Zurigo, l'immobile in Freiburgstrasse a Berna e diversi immobili residenziali nella Svizzera occidentale hanno subito una svalutazione maggiore, ha annunciato Allreal. Alla data di riferimento, il valore totale del portafoglio di investimenti immobiliari ammontava a 5,09 miliardi di franchi svizzeri (anno precedente: 5,10 miliardi di franchi svizzeri).<\/p>\n<h3>Contratti generali leggermente in rosso<\/h3>\n<p>Nella divisione Progetti e Sviluppo, Allreal ha registrato una perdita netta di -0,3 milioni di franchi svizzeri nel primo semestre dell'anno, rispetto all'utile di 11,9 milioni di franchi svizzeri dello stesso periodo dell'anno precedente. I ricavi da Progetti e Sviluppo, pari a 17,6 milioni di franchi, sono stati significativamente inferiori rispetto all'anno precedente (34,9 milioni di franchi). Ci\u00f2 \u00e8 dovuto alla vendita di immobili di sviluppo per un totale di 15,6 milioni di franchi nell'anno precedente. La vendita degli appartamenti del progetto Spiserstrasse a Zurigo Albisrieden \u00e8 iniziata nel primo semestre di quest'anno. Sulla base delle notifiche previste nella seconda met\u00e0 del 2023, si prevedono ulteriori successi di vendita nel corso dell'anno, scrive Allreal.<\/p>\n<p>La divisione Realizzazione ha generato un margine lordo per i progetti di terzi di 9,9% (anno precedente: 11,2%). Il volume dei progetti realizzati \u00e8 sceso da 155,5 milioni di franchi a 143,0 milioni di franchi. Poco pi\u00f9 di 80% sono stati attribuiti a progetti di terzi.<\/p>\n<p>Per l'intero anno, Allreal prevede un leggero aumento dei canoni di locazione nella divisione Real Estate e un contributo positivo agli utili di Projects &amp; Development, anche se sar\u00e0 significativamente inferiore a quello dell'anno precedente.
