Ci\u00f2 \u00e8 dovuto a un risultato di rivalutazione significativamente inferiore di 2,6 milioni di franchi rispetto all'anno precedente (anno precedente: 7,4 milioni di franchi), come annunciato dalla societ\u00e0 in occasione della presentazione dei dati semestrali. Escludendo l'effetto della rivalutazione, l'utile semestrale \u00e8 aumentato di 9,0% a 9,3 milioni di franchi. Il rendimento del capitale proprio \u00e8 sceso da 7,1% a 5,1%.<\/p>\n<p>I canoni di locazione target sono stati pari a 18,8 milioni di franchi svizzeri nella prima met\u00e0 dell'anno, con un aumento di 1,3%, dovuto in parte agli adeguamenti dei canoni commerciali in linea con l'inflazione. Il tasso di sfitto \u00e8 stato di 1,2% dopo il 2,3% dell'anno precedente. I ricavi da locazione sono stati pari a 16,4 milioni di franchi (anno precedente: 15,9 milioni di franchi; +2,7%).<\/p>\n<p>Il rendimento lordo del portafoglio \u00e8 sceso da 4,4% a 4,2%, mentre il rendimento netto \u00e8 rimasto costante a 3,7%. La performance \u00e8 scesa a 3,9% (anno precedente: 4,2%) a causa del minor risultato della valutazione.<\/p>\n<p>Il valore del portafoglio immobiliare \u00e8 aumentato di 2,6% a 924,2 milioni di franchi rispetto alla fine del 2022 a causa degli investimenti nel portafoglio e nei progetti, di un'acquisizione in Argovia e della rivalutazione dovuta alla rivalutazione degli immobili.<\/p>\n<h3>Acquisizioni in Argovia e Turgovia<\/h3>\n<p>L'acquisizione riguarda un immobile residenziale ristrutturato (24 unit\u00e0) nel cantone di Argovia, con un valore di mercato di 12,2 milioni di franchi svizzeri, che Warteck Invest ha acquistato a giugno. Il reddito da locazione, pari a circa 0,5 milioni di franchi, sar\u00e0 registrato nel conto economico a partire dalla seconda met\u00e0 dell'anno. A luglio \u00e8 stata acquisita una societ\u00e0 per azioni che possiede quattro immobili a Basilea e Binningen (BL) e un portafoglio titoli. Gli immobili hanno un valore di mercato di 29,0 milioni di franchi svizzeri e generano un reddito locativo annuo target di 1,1 milioni di franchi svizzeri, che sar\u00e0 registrato nel conto economico nella seconda met\u00e0 dell'anno. Il portafoglio titoli ha un valore di mercato di 63,5 milioni di franchi svizzeri; Warteck Invest lo ha venduto poco dopo l'acquisizione della societ\u00e0.<\/p>\n<p>La societ\u00e0 immobiliare ha investito gran parte del ricavato della vendita nell'acquisizione di un portafoglio immobiliare nel Canton Turgovia, composto da tre residenze per anziani, un edificio residenziale e un terreno edificabile. Questi immobili, con un valore di mercato di 43,5 milioni di franchi svizzeri, sono affittati con contratti di locazione a lungo termine e generano canoni annui target di 2,1 milioni di franchi svizzeri.<\/p>\n<h3>Il nuovo edificio Syd di Basilea \u00e8 pronto<\/h3>\n<p>Warteck Invest annuncia inoltre che la nuova costruzione dell'edificio residenziale e commerciale Syd a Basilea \u00e8 stata completata in aprile. 48 dei 45 appartamenti sono stati affittati e alcuni degli spazi commerciali dal 1\u00b0 al 4\u00b0 piano sono stati affittati. Coop ha aperto un supermercato al piano terra. L'azienda ha investito 48 milioni di franchi svizzeri nel nuovo edificio. Si prevede un reddito annuo da locazione di 2,1 milioni di franchi svizzeri, al netto degli interessi di locazione dell'edificio.<\/p>\n<p>Nel frattempo, proseguono gli sviluppi dei tre siti di Allschwil, Muttenz e Buchs (AG): ad Allschwil \u00e8 prevista una ristrutturazione completa dello sviluppo e una ridensificazione del sito. Il piano di quartiere \u00e8 stato approvato dal consiglio comunale e inviato all'esame preliminare cantonale e alla consultazione pubblica. A Muttenz \u00e8 iniziata la pianificazione di un progetto preliminare. Sul terreno di Warteck Invest potr\u00e0 essere costruito un edificio residenziale e commerciale con una superficie lorda di 12.500 metri quadrati. A Buchs, un edificio per uffici esistente sar\u00e0 sostituito da un nuovo complesso residenziale.
