Il patrimonio immobiliare gestito dai gruppi d'investimento Immobili Svizzera e Progetti Immobiliari Sostenibili Svizzera \u00e8 aumentato complessivamente di 37%, raggiungendo 1,4 miliardi di franchi. Lo ha annunciato la Fondazione d'investimento in occasione della presentazione dei risultati per l'esercizio 2022\/23.<\/p>\n<h3>14 nuove propriet\u00e0 per il gruppo di investimento immobiliare svizzero<\/h3>\n<p>L'acquisizione di un totale di 14 immobili ha portato il portafoglio del gruppo di investimento immobiliare svizzero a 1,3 miliardi di franchi svizzeri al 30 giugno (anno precedente: 1,0 miliardi di franchi svizzeri). Un immobile commerciale del portafoglio \u00e8 stato venduto con un profitto, per cui alla fine dell'anno in esame il portafoglio immobiliare comprendeva 91 immobili, distribuiti nelle regioni della Svizzera nordoccidentale (30%), Zurigo (25%), Berna (15%), Lago di Ginevra (14%), Svizzera orientale (10%), Svizzera centrale (4%) e Svizzera meridionale (2%).<\/p>\n<p>I canoni di locazione target degli immobili esistenti (esclusi i progetti) sono aumentati di 48% rispetto all'anno precedente, raggiungendo 49,5 milioni di franchi (anno precedente: 33,4 milioni di franchi).<\/p>\n<p>All'inizio dell'anno in esame, 1291 ha acquisito un portafoglio di 244 milioni di franchi svizzeri di immobili prevalentemente commerciali. Di conseguenza, la quota di reddito locativo target da uso residenziale \u00e8 temporaneamente diminuita e ammonta a 57% al 30 giugno 2023 (anno precedente: 77%). La quota residenziale torner\u00e0 a crescere grazie a una propriet\u00e0 residenziale con 48 appartamenti ad Aigle (VD), diventata propriet\u00e0 di 1291 a luglio, e a un nuovo progetto di costruzione residenziale a Bussigny (VD), che sar\u00e0 completato entro la fine dell'anno. Entrambe le propriet\u00e0 residenziali hanno un reddito locativo target di 1,6 milioni di franchi svizzeri.<\/p>\n<h3>La rivalutazione porta a un calo degli utili<\/h3>\n<p>Nell'anno in esame i ricavi netti da locazione del gruppo d'investimento sono aumentati di 671.000 franchi svizzeri, raggiungendo i 45,8 milioni di franchi svizzeri (anno precedente: 27,3 milioni di franchi svizzeri), mentre l'utile netto \u00e8 aumentato di 191.000 franchi svizzeri, passando da 24,5 milioni di franchi svizzeri a 29,2 milioni di franchi svizzeri. La vendita dell'immobile commerciale ha comportato una plusvalenza di 0,4 milioni di franchi.<\/p>\n<p>La valutazione del portafoglio immobiliare ha portato a una minusvalenza non realizzata sugli immobili di -19,5 milioni di franchi, dopo la plusvalenza di 41,3 milioni di franchi dell'anno precedente. In relazione al valore totale del portafoglio, ci\u00f2 corrisponde a una svalutazione di 1,5%. L'utile complessivo dell'esercizio ammonta a 16,5 milioni di franchi svizzeri, rispetto ai 52,7 milioni di franchi svizzeri dell'anno precedente.<\/p>\n<h3>Due progetti per il gruppo d'investimento Sustainable Real Estate Projects Switzerland<\/h3>\n<p>Un capitale di 55,7 milioni di franchi svizzeri \u00e8 stato raccolto in una prima sottoscrizione per il nuovo gruppo d'investimento Sustainable Real Estate Projects Switzerland, lanciato nel luglio 2022. Con due nuovi progetti di costruzione a Wil (SG) e Effretikon (ZH), sono stati vincolati due progetti con un valore d'investimento previsto di 185 milioni di franchi. Il <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/regionen\/2022-09-28\/anlagestiftung-1291-realisiert-ueberbauung-in-wil\/\">Realizzazione del progetto in Wil<\/a> \u00e8 secondo il 1291 fino alla primavera del 2026, <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/regionen\/2022-12-15\/anlagestiftung-1291-investiert-in-hochhausprojekt\/\">quello per Effretikon tra l'inizio del 2025 e la fine del 2027.<\/a><\/p>\n<p>Al 30 giugno, i due nuovi progetti di costruzione erano valutati 68,9 milioni di franchi. L'utile netto dell'esercizio ammonta a 0,6 milioni di franchi. Il reddito totale di 2,8 milioni di franchi comprende una plusvalenza non realizzata di pari importo dovuta alla plusvalenza di rivalutazione dell'immobile di Wil.
