Ci\u00f2 \u00e8 dovuto all'acquisizione di Binningerstrasse 5\/Innere Margarethenstrasse 2 a Basilea. Secondo un comunicato, hanno contribuito anche l'indicizzazione dei contratti di locazione commerciale e la riaffittanza di appartamenti in seguito alla realizzazione di progetti edilizi. Il tasso di sfitto \u00e8 sceso dal 2,4 all'1,7%. La riduzione del reddito \u00e8 scesa di 72,5% a 0,3 milioni di franchi svizzeri. Il valore del portafoglio \u00e8 rimasto pressoch\u00e9 costante a 754,4 milioni di franchi svizzeri, mentre le svalutazioni sono state pari a 8,0 milioni di franchi svizzeri, ovvero 1,1% del valore del portafoglio. Ci\u00f2 \u00e8 dovuto in particolare all'andamento del tasso di sconto. Il tasso di sconto reale medio ponderato \u00e8 passato da 2,70 a 2,74% nella prima met\u00e0 dell'anno. Nell'anno precedente il portafoglio era stato rivalutato di 15,1 milioni di franchi.<br \/>\nSulla base dell'attuale stato di avanzamento dei progetti per le propriet\u00e0 in via di sviluppo, ci\u00f2 si traduce in un reddito corrispondente di 8,9 milioni di franchi svizzeri rispetto agli 11,4 milioni di franchi svizzeri dello stesso periodo dell'anno precedente. I costi sono scesi da 9,0 a 6,5 milioni di franchi. Le spese operative totali (esclusi gli sviluppi) sono state pari a 5,8 milioni di franchi svizzeri rispetto ai 5,1 milioni di franchi svizzeri del periodo precedente. Il margine EBIT \u00e8 sceso da 64,6TP3T a 22,2% a causa della rivalutazione. Il risultato finale \u00e8 una perdita netta di 1,1 milioni di franchi (anno precedente: +21,7 milioni di franchi). Escludendo le rivalutazioni, l'utile netto \u00e8 sceso da 9,2 a 5,4 milioni di franchi.<\/p>\n<h3>Possibilit\u00e0 di acquisizioni opportunistiche<\/h3>\n<p>Nella seconda met\u00e0 dell'anno, gli acquisti di immobili d'investimento nella citt\u00e0 di Zurigo o Basilea saranno esaminati in maniera opportunistica \"in un contesto di rendimenti iniziali in aumento\". D'altro canto, potrebbero essere effettuate ulteriori vendite di immobili che non rientrano nella strategia, come la vendita dell'immobile di Aarbergergasse 57 a Berna, avvenuta il 2 agosto.
