Al 30 giugno il rapporto di capitale proprio era di 40,1% (fine 2022: 39,6%). Il rapporto di leva finanziaria (LTV), pari a 55,0%, era leggermente superiore a quello di fine 2022 (54,7%). Secondo Peach, la societ\u00e0 sta \"lavorando attivamente al rifinanziamento delle proprie passivit\u00e0\". A met\u00e0 agosto 2023 \u00e8 stato concluso un ulteriore finanziamento garantito di 33 milioni di euro e non sono previsti rifinanziamenti di passivit\u00e0 sostanziali fino al 2025.<\/p>\n<p>Al fine di rafforzare la struttura del capitale, si sta valutando la possibilit\u00e0 di vendere parti minori del portafoglio: \"Qualora si presentasse l'opportunit\u00e0 di vendere portafogli di propriet\u00e0 al di fuori delle nostre sedi principali, la esamineremo attentamente nel contesto di una gestione efficiente degli asset e dell'ottimizzazione della nostra struttura del capitale\", afferma Reto Garzetti, presidente esecutivo del Consiglio di amministrazione.<\/p>\n<h3>Il Consiglio di amministrazione conferma le previsioni<\/h3>\n<p>Peach prevede una performance operativa positiva per l'intero anno. Concentrandosi sull'edilizia residenziale a prezzi accessibili, l'azienda ritiene di essere ben posizionata. Se il contesto di mercato rimane invariato, Peach prevede di raggiungere gli obiettivi fissati all'inizio dell'anno: Il reddito da locazione si attesterebbe tra i 121 e i 123 milioni di euro, mentre l'FFO I si collocherebbe all'estremit\u00e0 inferiore dell'intervallo, tra i 21 e i 23 milioni di euro.<\/p>","protected":false},"excerpt":{"rendered":"<p>La societ\u00e0 immobiliare ha registrato una svalutazione di quasi 100 milioni di euro.
