Il reddito da locazione annualizzato \u00e8 aumentato di 1,4 milioni di franchi svizzeri, raggiungendo i 18,2 milioni di franchi svizzeri. La pi\u00f9 recente acquisizione \u00e8 stata una propriet\u00e0 logistica a Studen (BE) nel mese di gennaio. La propriet\u00e0 ha un reddito locativo garantito a lungo termine di circa 1,0 milioni di franchi svizzeri e un rendimento effettivo lordo di 6,9%, secondo la dichiarazione.<\/p>\n<h3>Successo complessivo pi\u00f9 che dimezzato<\/h3>\n<p>Le spese sono aumentate di 1,5 milioni di franchi svizzeri, raggiungendo i 3,9 milioni di franchi svizzeri, a causa dell'aumento dei costi degli interessi. Questi ultimi hanno raggiunto una media di 1,89% nel primo semestre dell'anno. Le plusvalenze non realizzate comprendono svalutazioni sul portafoglio per 2,9 milioni di franchi svizzeri, mentre nel primo semestre 2022 erano state riconosciute rivalutazioni per 1,0 milioni di franchi svizzeri. Di conseguenza, il reddito totale \u00e8 sceso da 5,3 milioni di franchi nel periodo precedente a 2,1 milioni di franchi. Il rendimento del capitale investito \u00e8 stato pari a 1,19%, che corrisponde a una diminuzione di 1,75 punti percentuali rispetto allo stesso periodo dell'anno precedente. Il prezzo delle quote del fondo \u00e8 sceso di 9,6% a 103,00 CHF.
