Lo ha annunciato il fondo, che si occupa di alloggi a prezzi accessibili, in occasione della pubblicazione dei dati semestrali. Il ricavato sar\u00e0 utilizzato principalmente per ridurre il debito e quindi i costi di finanziamento. L'obiettivo \u00e8 ridurre il rapporto di indebitamento a circa 39% entro la fine dell'anno.<\/p>\n<p>Il Fondo HSL detiene 62 immobili residenziali con oltre 1.800 unit\u00e0 abitative. Il valore di mercato degli immobili al 30 giugno era di 810,2 milioni di franchi svizzeri (-1%). Il rapporto di indebitamento \u00e8 di 45,85%.<\/p>\n<h3>Il risultato complessivo \u00e8 negativo<\/h3>\n<p>Nel primo semestre del 2023, il Fondo HSL ha aumentato il tasso di occupazione a 97,0% (anno precedente: 95,2%), il valore pi\u00f9 alto dal lancio del fondo. Nel periodo in esame i ricavi da locazione sono stati pari a 14,5 milioni di franchi svizzeri, con un aumento di 3,6 milioni di franchi svizzeri rispetto all'anno precedente. Tuttavia, le spese sono aumentate significativamente di 5,1 milioni di franchi, raggiungendo i 9,6 milioni di franchi. Helvetica spiega questo dato con le maggiori spese per gli immobili acquisiti nell'anno precedente e con l'aumento dei costi degli interessi. L'utile netto \u00e8 stato di 4,9 milioni di franchi (anno precedente: 8,9 milioni di franchi). Il portafoglio ha registrato una svalutazione di 7,7 milioni di franchi alla voce \"minusvalenze non realizzate\". Il risultato complessivo \u00e8 stato negativo per 1,9 milioni di franchi svizzeri, dopo un utile di 11,6 milioni di franchi svizzeri nell'anno precedente.<\/p>\n<p>La performance netta del Fondo HSL \u00e8 stata di -2,3%, tenendo conto della distribuzione per l'esercizio 2022 di 3,45 franchi, pagata durante il periodo di riferimento. Il valore patrimoniale netto \u00e8 sceso a 112,43 franchi per quota (-3,94 franchi) e il rendimento dell'investimento \u00e8 stato di -0,43%. Il rendimento del capitale proprio \u00e8 sceso a -0,42%.<\/p>\n<h3>Nessun aumento di capitale quest'anno<\/h3>\n<p>Secondo Helvetica, il fondo vuole dare priorit\u00e0 all'ulteriore aumento del tasso di occupazione, all'adeguamento del reddito da locazione all'aumento del tasso di interesse di riferimento e alla realizzazione del potenziale degli immobili. La gestione del fondo prevede un'ulteriore crescita del reddito da locazione. Il tasso di rotazione annuale degli inquilini, pari al 15%, offre l'opportunit\u00e0 di aumentare sostanzialmente i canoni di locazione con un investimento minimo in caso di cambio di inquilini.<\/p>\n<p>Il fondo rinvia al 2024 l'aumento di capitale inizialmente previsto per quest'anno.
