Pur essendo nettamente inferiore al dato comparabile dell'anno precedente (95,1 milioni di franchi), il gruppo edile ha confermato l'obiettivo comunicato di un utile operativo dell'ordine di 120 milioni di franchi per l'intero anno. In occasione della presentazione della relazione annuale 2022, Implenia aveva gi\u00e0 sottolineato che le cifre erano fortemente influenzate dalle vendite di progetti nella divisione Real Estate, che non si sarebbero ripetute nel nuovo anno.<\/p>\n<h3>La divisione immobiliare mantiene l'obiettivo di un EBIT di 40 milioni di CHF<\/h3>\n<p>Nel primo semestre del 2023, la divisione Real Estate ha generato un EBIT di 16,1 milioni di franchi svizzeri, rispetto ai 75,6 milioni di franchi svizzeri dello stesso periodo dell'anno precedente. La divisione Real Estate \u00e8 sulla buona strada per raggiungere il suo obiettivo di EBIT 2023 di oltre 40 milioni di franchi svizzeri grazie alle transazioni pianificate. \u00c8 l'unica delle quattro divisioni di Implenia a comunicare una propria guidance per l'EBIT. Il valore contabile del portafoglio immobiliare esistente \u00e8 passato da 129,9 a 158,8 milioni di franchi svizzeri. Alla fine del 2022, il valore di mercato era di 351 milioni di franchi svizzeri. \"La partnership con Ina Invest ha continuato a svilupparsi con successo\", scrive inoltre Implenia.<\/p>\n<h3>Aumento delle vendite corretto per la valuta<\/h3>\n<p>Con 1,73 miliardi di franchi svizzeri, il fatturato del Gruppo si \u00e8 attestato al livello dell'anno precedente (1,77 miliardi di franchi svizzeri), o a 1,81 miliardi di franchi svizzeri al netto degli effetti valutari. Il portafoglio ordini \u00e8 aumentato da 7,1 miliardi di franchi svizzeri a 7,3 miliardi di franchi svizzeri, o 7,5 miliardi di franchi svizzeri al netto degli effetti valutari.<\/p>\n<h3>Wincasa: contributo agli utili gi\u00e0 nel 2023<\/h3>\n<p>Secondo il rapporto, tutte le divisioni sono state redditizie nella prima met\u00e0 dell'anno. La divisione Edifici ha aumentato la propria performance operativa a livello di EBIT, escludendo Wincasa, da 17,6 a 19,8 milioni di franchi svizzeri. Includendo i costi di transazione e integrazione e l'ammortamento dei PPA derivanti dall'acquisizione di Wincasa, l'EBIT riportato \u00e8 stato pari a 18,2 milioni di franchi svizzeri. Per l'intero anno, la divisione prevede gi\u00e0 un contributo positivo all'EBIT derivante dalla transazione Wincasa, anche tenendo conto dei costi di transazione e dell'ammortamento degli HTM. \"L'acquisizione rafforza il profilo delle vendite e dei margini dell'intera azienda\", ha dichiarato il CEO Andr\u00e9 Wyss alla conferenza degli analisti. In base all'accordo, all'inizio del 2024 \u00e8 prevista una tranche del prezzo di acquisto di Wincasa per un totale di 71,6 milioni di franchi svizzeri. L'integrazione del fornitore di servizi immobiliari come unit\u00e0 indipendente dal punto di vista giuridico e operativo all'interno della divisione Edifici sta procedendo secondo i piani, ha annunciato Implenia. Il fatturato della divisione Edifici \u00e8 aumentato da 851 a 906 milioni di franchi. Il portafoglio ordini, pari a 2,81 miliardi di franchi (1\u00b0 semestre 2022: 3,14 miliardi di franchi), si \u00e8 attestato \"a un livello elevato e rimane di buona qualit\u00e0 nonostante il difficile contesto di mercato\".<\/p>\n<h3>Il rapporto di capitale proprio \u00e8 aumentato<\/h3>\n<p>Nonostante il pagamento del dividendo a marzo, nel primo semestre Implenia ha aumentato il patrimonio netto di 18,7 milioni di franchi svizzeri, raggiungendo i 501,4 milioni di franchi svizzeri. Il rapporto di capitale proprio \u00e8 passato da 17,5% a 18,0% nel semestre. \"Il risultato del semestre \u00e8 un altro passo importante verso un miglioramento duraturo del rapporto di capitale proprio a oltre 20%\", scrive Implenia in un comunicato stampa.<\/p>\n<p>Per l'intero 2023, Implenia non solo conferma l'obiettivo di EBIT, ma anche la previsione di un rapporto di capitale proprio superiore a 20%. Nel medio termine si punta ancora a un rapporto di 25%.
