L'aumento \u00e8 dovuto agli adeguamenti degli affitti e a un leggero aumento del tasso di occupazione. I ricavi da locazione del semestre sono aumentati di 0,1 milioni di franchi svizzeri a 21,3 milioni di franchi svizzeri e gli altri ricavi da 0,2 milioni di franchi svizzeri a 0,3 milioni di franchi svizzeri, con un conseguente aumento dei ricavi totali da 21,4 milioni di franchi svizzeri a 21,7 milioni di franchi svizzeri. D'altra parte, anche le spese sono aumentate, di 1,5 milioni di franchi svizzeri a 7,9 milioni di franchi svizzeri, principalmente a causa dei maggiori costi di finanziamento per i debiti fruttiferi, soggetti a un tasso di interesse medio di 1,56 %.<\/p>\n<h3>Svalutazione di 6,8 milioni<\/h3>\n<p>Nel primo semestre dell'anno, il fondo ha svalutato il proprio portafoglio di 0,8 % o 6,8 milioni di franchi svizzeri, portandolo a 750,0 milioni di franchi svizzeri. La causa \u00e8 stata l'adeguamento del valore di mercato al netto degli investimenti capitalizzati. Al netto delle passivit\u00e0 e delle imposte di liquidazione, il patrimonio netto del fondo ammonta a 491,5 milioni di franchi svizzeri, il che corrisponde a una diminuzione di 17,4 milioni di franchi svizzeri rispetto all'anno precedente. Il rapporto di indebitamento \u00e8 salito leggermente al 30,71 %.<\/p>\n<h3>Rendimento dell'investimento a 1,19%<\/h3>\n<p>Nel primo semestre dell'anno, il prezzo delle quote del fondo \u00e8 diminuito di 9,2% al lordo, passando da 98,00 a 89,00 franchi. Tenendo conto della distribuzione di 5,35 franchi per l'esercizio 2022 versata nella prima met\u00e0 dell'anno, ci\u00f2 corrisponde a una performance netta di -4,0%. Lo sconto sul valore patrimoniale netto \u00e8 di 21,4 %. Il rendimento del capitale proprio \u00e8 sceso da 3,12 a 1,14 % rispetto al primo semestre del 2022, mentre il rendimento del capitale investito \u00e8 stato di 1,19 %, con una diminuzione di 2,08 punti percentuali rispetto allo stesso periodo dell'anno precedente.<\/p>\n<h3>Previste vendite per 30 milioni<\/h3>\n<p>Al fine di ridurre l'indice di leva finanziaria, la societ\u00e0 di gestione del fondo prevede di vendere immobili per un valore di 30 milioni di franchi svizzeri. L'obiettivo \u00e8 quello di ridurre l'indice di leva finanziaria a circa 281.000 migliaia di franchi svizzeri entro la fine dell'anno come primo passo, per poi ridurlo a 251.000 migliaia di franchi svizzeri in un ulteriore passo con ulteriori vendite. La direzione del fondo prevede che la distribuzione per l'esercizio 2023 sar\u00e0 pari a quella degli anni precedenti.<\/p>\n<h3>Fusione con HSO in fase di revisione<\/h3>\n<p>Helvetica ha inoltre annunciato che il Fondo HSC potrebbe fondersi con l'Helvetica Swiss Opportunity Fund. Questa misura creerebbe \"un fondo commerciale pi\u00f9 diversificato e quotato di oltre 1 miliardo di franchi svizzeri\". HSO investe in immobili logistici, centri dati e negozi specializzati in Svizzera.
