La vendita e il completamento di un progetto di conversione di spazi nell'immobile di Neuhausen (SH) hanno aumentato la quota residenziale dei redditi da locazione target di circa 2 punti percentuali a 63% rispetto alla fine del 2022. Al 30 giugno il valore del portafoglio immobiliare era di 791,0 milioni di franchi (31.12.2022: 811,8 milioni di franchi). Il reddito locativo target degli immobili d'investimento \u00e8 aumentato su base annua da 30,9 a 31,4 milioni di franchi.<\/p>\n<p>I ricavi netti da locazione sono aumentati di 7%, raggiungendo 15,3 milioni di franchi svizzeri nel primo semestre dell'anno. Ci\u00f2 \u00e8 dovuto principalmente alle acquisizioni delle propriet\u00e0 di Volketswil (ZH) nel giugno 2022 e di Kappel (SO) a dicembre, nonch\u00e9 ai progetti di conversione completati a Lucerna (2022) e Neuhausen (2023). Il rendimento lordo ottenuto dagli immobili d'investimento nella prima met\u00e0 del 2023 \u00e8 stato di 4,0%, mentre il rendimento netto annualizzato \u00e8 stato di 3,1%. Il tasso di sfitto \u00e8 sceso da 4,6TP3T a 4,0% dalla fine dell'anno grazie alle locazioni e alla vendita dell'immobile di B\u00fclach.<\/p>\n<h3>Portafoglio svalutato di 10 milioni di franchi<\/h3>\n<p>Secondo Novavest, gli aumenti dei principali tassi di interesse hanno lasciato un segno evidente sui modelli di attualizzazione utilizzati per le valutazioni immobiliari. Ci\u00f2 ha portato a una perdita di rivalutazione di 10,0 milioni di franchi svizzeri, rispetto a un guadagno di rivalutazione di 6,4 milioni di franchi svizzeri nello stesso periodo dell'anno precedente. Ci\u00f2 ha ridotto l'EBIT del primo semestre a 0,1 milioni di franchi (1\u00b0 semestre 2022: 15,4 milioni di franchi). Escludendo gli effetti della rivalutazione, tuttavia, il risultato operativo \u00e8 aumentato di 13% a 10,1 milioni di franchi. Tuttavia, Novavest ha registrato una perdita di 1,5 milioni di franchi, compresa la rivalutazione, rispetto a un utile di 11,2 milioni di franchi nel 1\u00b0 semestre 2022.
