L'utile netto \u00e8 sceso da 17,0 milioni di franchi a 1,2 milioni di franchi. Mentre i redditi da locazione sono aumentati di ben 39% a 7,9 milioni di franchi, il risultato delle variazioni del valore di mercato \u00e8 sceso da 10,7 a 0,8 milioni di franchi.<\/p>\n<p>L'aumento dei canoni di locazione \u00e8 dovuto principalmente ai progetti Elefant e HolidayInn &amp; Suites, gi\u00e0 completati. Gli oneri finanziari sono aumentati di 1,8 milioni di franchi svizzeri, raggiungendo i 3,3 milioni di franchi svizzeri, a causa dell'aumento dei tassi di interesse e dell'incremento del capitale di prestito.<\/p>\n<p>Negli ultimi dodici mesi il valore del portafoglio immobiliare di Ina Invest \u00e8 aumentato del 3,1%, raggiungendo 846 milioni di franchi. A ci\u00f2 hanno contribuito le variazioni positive del valore di mercato grazie all'avanzamento di progetti chiave come Bredella West a Pratteln, Lokstadt a Winterthur e il progetto Schaffhauserstrasse a Zurigo. Ina Invest sottolinea anche l'alta percentuale di immobili residenziali (dopo lo sviluppo) di oltre 50%.<\/p>\n<p>Ina Invest comunica inoltre i seguenti aggiornamenti relativi ai suoi progetti:<\/p>\n<ul>\n<li>\u00c8 stato concesso il permesso di costruire il casin\u00f2 nella Lokstadt-Hallen di Winterthur.<\/li>\n<li>Il piano di quartiere occidentale per il progetto Bredella \u00e8 stato trattato dal Consiglio comunale di Pratteln ed \u00e8 stato presentato al Cantone per l'approvazione. L'approvazione \u00e8 prevista per la prima met\u00e0 del 2024.<\/li>\n<li>\u00c8 stata presentata la domanda di pianificazione per il progetto Rue du Valais a Ginevra.<\/li>\n<li>Tuttavia, l'azienda fa riferimento anche a ritardi, come nel caso del progetto Schaffhauserstrasse a Zurigo, dove \u00e8 in corso un ricorso. Anche il processo di pianificazione del quartiere per i progetti Pr\u00e9verenges (VD) e Tivoli (NE) richieder\u00e0 pi\u00f9 tempo a causa dei ricorsi.<\/li>\n<\/ul>\n<h3>Riduzione dei costi operativi come obiettivo per l'H2<\/h3>\n<p>Nella seconda met\u00e0 dell'anno, Ina Invest intende concentrarsi sullo sviluppo dei suoi progetti e su un'ulteriore riduzione delle spese operative.
