Poco pi\u00f9 della met\u00e0 dei redditi da locazione \u00e8 attribuibile all'uso residenziale. I redditi da locazione sono aumentati di 17% rispetto all'anno precedente, raggiungendo 9,7 milioni di franchi (1\u00b0 semestre 2022: 8,3 milioni di franchi).<\/p>\n<h3>Il risultato \u00e8 un meno<\/h3>\n<p>D'altro canto, il risultato semestrale \u00e8 stato influenzato negativamente dall'attuale contesto dei tassi di interesse. Secondo il fondo, ci\u00f2 ha comportato un aumento dei tassi di sconto nella valutazione degli immobili e una conseguente riduzione delle valutazioni di mercato, nonch\u00e9 un aumento dei costi di finanziamento. Secondo i dati preliminari, l'utile netto del fondo \u00e8 sceso da 5,3 milioni di franchi svizzeri dell'anno precedente a 4,2 milioni di franchi svizzeri. La valutazione del portafoglio immobiliare ha portato a un risultato non realizzato della rivalutazione di 8,9 milioni di franchi svizzeri, dopo un apprezzamento di 4,4 milioni di franchi svizzeri nella prima met\u00e0 dell'anno. Il Fondo immobiliare Swiss Central City prevede pertanto una perdita di -3,1 milioni di franchi svizzeri nel primo semestre dell'anno. Nell'esercizio precedente, il fondo aveva registrato un utile di 7,3 milioni di franchi svizzeri. Al 30 giugno 2023 il patrimonio totale del fondo era di 615,2 milioni di franchi svizzeri (anno precedente: 622,2 milioni di franchi svizzeri) e il patrimonio netto del fondo era di 409,4 milioni di franchi svizzeri (anno precedente: 422,0 milioni di franchi svizzeri).<\/p>\n<p>Il Fondo immobiliare Swiss Central City prevede di pubblicare la relazione semestrale completa il 21 agosto. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Sebbene il fondo abbia avuto successo in termini operativi, l'inversione di tendenza dei tassi di interesse ha avuto un impatto negativo.
