Secondo gli ultimi dati del secondo trimestre, in tre mesi lo spazio disponibile per uffici \u00e8 salito a 1,67 milioni di metri quadrati, pari a 3,5% dello stock. Si tratta del secondo aumento trimestrale consecutivo. Nel quarto trimestre del 2022, la cifra aveva raggiunto un minimo pluriennale di 3,2%. \"Ci\u00f2 \u00e8 dovuto principalmente a un'ulteriore offerta di spazi per uffici nella periferia di Zurigo (regione aeroportuale e Valle della Limmat), dove il tasso di disponibilit\u00e0 \u00e8 passato da 15% a 16,6% nei primi sei mesi dell'anno\", scrive CBRE. Anche l'offerta di spazi per uffici sul terreno della citt\u00e0 di Zurigo \u00e8 aumentata a 190.000 mq, pari a 2,8%, ossia 13.000 mq in pi\u00f9 rispetto al 1\u00b0 trimestre 2023 (177.000 mq, pari a 2,7 %). Si tratta del primo aumento dal 4\u00b0 trimestre 2020, con l'offerta nel Central Business District di Zurigo in particolare che \u00e8 aumentata di 8.000 mq a 51.000 mq (2,6 %) in tre mesi.<\/p>\n<p>Secondo CBRE, i dati si inseriscono nel contesto in cui alcune aziende del settore delle tecnologie dell'informazione e della comunicazione, che hanno rappresentato una parte consistente della domanda negli ultimi anni, hanno rivisto o rivisto i loro piani di espansione a Zurigo. \"Inoltre, la fusione delle due maggiori banche svizzere, UBS e Credit Suisse, avr\u00e0 gradualmente un impatto sul mercato degli uffici di Zurigo\", continua l'agenzia immobiliare. \"Anche se questi effetti non saranno probabilmente significativi, potrebbero creare buone opportunit\u00e0 per gli altri operatori del mercato di trovare spazi in posizione centrale in un contesto di mercato ancora teso, con una bassa attivit\u00e0 edilizia e una pressione al rialzo sugli affitti di prima scelta\".<\/p>\n<p>A Basilea, si nota che l'aumento degli spazi per uffici disponibili si \u00e8 trasformato in una riduzione dell'offerta per la prima volta dal 2016. \"Alcuni importanti successi di locazione nel CBD e a Klybeck hanno portato a una riduzione del tasso di disponibilit\u00e0 da 5,6% a 4,5% (117.000 mq) nel giro di un trimestre\".
