Michael Breitenmoser, responsabile Sviluppo immobiliare Est di HRS, ha dichiarato. Il mercato \u00e8 ancora caratterizzato da immobili di piccole dimensioni rispetto alle grandi citt\u00e0 come Zurigo. Un'azienda come HRS, che si concentra su progetti di grandi dimensioni, deve quindi inventarsi qualcosa per immettere sul mercato grandi volumi. Breitenmoser ha dimostrato come funziona. Gli investitori che la pensano in questo modo hanno nuove opportunit\u00e0 per le strategie di densificazione grazie all'intelligente legislazione del Cantone di San Gallo. HRS sta cercando di sfruttare questa opportunit\u00e0, ad esempio con il grattacielo \"Chez Fritz\" di Buchs, alto 70 metri, la cui progettazione \u00e8 stata resa possibile da una zona prioritaria. Questo strumento \u00e8 in vigore dalla prima modifica della legge cantonale sulla pianificazione e l'edilizia, e Breitenmoser vede ulteriori opportunit\u00e0 grazie alla seconda modifica. Quest'ultima \u00e8 stata approvata in autunno e consente generose eccezioni ai piani di utilizzo speciale, rendendoli soggetti a referendum facoltativi. Naturalmente, anche per gli operatori della Svizzera orientale molto dipende dall'andamento dei tassi di interesse. Robert Weinert ha espresso un parere chiaro al riguardo: non crede che i rialzi dei tassi d'interesse si concluderanno quest'anno. Per lui, tutto fa pensare a uno o due ulteriori rialzi dei tassi, anche se con minore slancio. E poi c'\u00e8 la domanda non meno interessante posta da Tr\u00fcbestein nella tavola rotonda: I prezzi degli immobili residenziali sono troppo alti in considerazione del livello dei tassi di interesse? L'esperto di mercato Weinert non crede a una massiccia sopravvalutazione e sottolinea che la domanda non \u00e8 affatto scomparsa. Spesso ora \u00e8 pi\u00f9 concreta. Breitenmoser \u00e8 dello stesso parere: anche se gli interessati ai progetti immobiliari HRS nella Svizzera orientale sono meno numerosi, quelli che si presentano hanno spesso gi\u00e0 preso una decisione. Nelle prime fasi del progetto gli investitori sono pi\u00f9 reticenti, ma una volta che gli immobili sono stati completamente sviluppati, gli acquirenti si trovano ancora. A volte vengono da pi\u00f9 lontano, attratti dai rendimenti pi\u00f9 elevati della Svizzera orientale.
